  • Are new build homes cheaper to run?
    With many new homes built using the latest materials and techniques to make them more energy efficient, you may find that running costs of a new build home are lower when compared to existing residential properties.
  • Can I personalise my new home?
    Many new homes developers provide home buyers with the opportunity to choose their kitchens and bathrooms from a selection of options, as well as select tiles, appliances and flooring finishes. If this is important to you, make sure you ask the developer as soon as you can before you pay your reservation fee, as the options available to you may depend on the stage of build.
  • Do new home developers offer financial incentives?
    Many new home builders offer buyers incentives, which can range from stamp duty being paid to taking your existing property in part exchange. If this is something that’s important to you, make sure you ask the developer as early in the process as possible before you pay your reservation fee to see what might be available on the plot you’re interested in.
  • Is there a warranty on new build homes?
    Most new home developments come with a 10 year warranty, as developers are often registered with the National House Building Council (NHBC) or other warranty providers. Warranty schemes do vary, so it’s always important to read the small print to understand what you’re covered for.
  • Are new homes safe and secure?
    Again, due to strict regulations, new homes are required to adhere to high standards when it comes to safety and security. This includes smoke and fire alarms, circuit breakers, modern locks, alarms and entryphones in some instances.
