At Urban Nest Properties we have a strict compliance policy which ensures any tenancies that we are responsible for, comply with the latest lettings regulations.
Register your details online, over the phone or at our office. We will match all the properties we have against your requirements and arrange for you to see the properties.
When you find the right property, you need to pay a holding fee equivalent of 2 weeks rent. We will take the property off the market and begin the referencing procedure.
Having paid the holding fee, you will be emailed a link through to our referencing company. Click the link in the email and fill in the details as with any on-line application.
References are charged at £50.00 per person and take 24 to 48 hours to complete. After these are completed, we can sign a contract agreement for the property.
Once the references are complete we will email you a copy of the contract. Please read through your contract and sign and return this to us by email or post.
Our standard contract is 12 months with a 6 month break clause. We charge £95.00 for all of our administration costs. Other move in costs may be for an independent check in. This costs between £75.00 and £100.00 dependant on the size of the property.
Prior to your move in, we will require the full balance of move in monies to be paid. This is normally a 6 week deposit, 1 month up front, reference fees and our admin fee.
You will be accompanied at the property will an independent check in clerk who will provide you with keys, an inventory and make sure everything in the property is ready and fit for habitation.
