CJ Hole Southville are pleased to welcome to the market this Two bedroom plus Loft room property in Ashton Gate.
We have loved living on Ashton Gate Road. We’ve had the best of both worlds with a quiet, peaceful street and the vibrancy of North Street and Wapping Wharf on our doorstep. It has been the perfect place to start our family, with a close-knit, supportive local community as well as great access to nurseries and groups for babies and children as well as numerous green spaces such as Greville Smyth park, Leigh Woods and Ashton Court close by, and a short hop to the coast. Southville has a great community feel with major events such as the Balloon Fiesta, Upfest and the Winter Lantern parade as well as Open Gardens and Arts Trails in summer. Our home is full of light in the summer, with a sunny garden perfect for growing fruit and vegetables and watching the balloons drift overhead, as well as a warm and cosy space in winter, especially with the log fire roaring. We will miss the great array of shops, cafes and bars on vibrant North Street and Cargo at Wapping Wharf, where there is something for everyone, which we have enjoyed as a couple, and as a family. It has been a really special place to live and while we will be sad to leave, hope that the next owners will enjoy life in this house and community as much as we have.
This beautifully presented property is decorated to a high standard throughout and is situated in the highly desirable Southville location. The inside comprises of two spacious reception rooms including a bay fronted lounge, a dining room, and a sunny extension kitchen diner featuring a breakfast bar which then flows through to the fitted kitchen, utility room, downstairs W/C. There are two double bedrooms and a loft room set up as a bedroom/office and and an huge upstairs family bathroom. There is permit parking available on the road.
The downstairs of the property offers a beautiful bright bay fronted living room, which brings in plentiful natural light. The kitchen is spacious and well laid out as a kitchen/diner benefiting from bespoke wood worktops with lots of storage. The dining area includes patio doors which lead out into the lovely rear garden. The garden is a great size and includes a lawn, shed, raised beds and a patio area. Upstairs is home to three excellent sized bedroom all decorated to a high standard. The upstairs family bathroom comprises a separate bathtub, double shower, sink and WC.

About this agent

Founded in Clifton by Charles Joseph Hole in 1867, CJ Hole's main business was rentcollection - which in the Victorian era was much more common than buying. As the yearsrolled by and the company was passed down to his sons, the focus of the business changed towards the selling of property as well. CJ Hole continued to prosper and today is a major force within the highly competitiveestate agency market in the South West. Their excellent reputation has helped CJ Holeto expand within Bristol, Somerset and Gloucestershire so that there are now many branches serving the area. Today, having sold property in three different centuries and as one of the oldest estate agents throughout Bristol, Somerset and Gloucestershire, CJ Hole is regarded as one of the most highlyprofessional property firms in the region with a tradition of providing a first class service to its customers.
