Stunning semi-detached Grade II listed Regency townhouse with five bedrooms, and three bathrooms, built circa 1819, in highly desirable Bathwick Hill, Bath, with parking for two cars and sensational views across National Trust fields over Bath. Part of the development of Bathwick Hill, on the Bathwick Estate by John Pinch the Elder who was much involved in overseeing the buildings here and probably had a hand in this design. This handsome two storey house with attic and lower ground floor, has a Jacobean Revival two storey gabled block with paired leaded windows added in 1897 by Silcock and Reay and an impressive semicircular pediment with strapwork and an oval cartouche to the tympanum over a triglyph frieze, and the lower moulding extends as a dripmould over paired leaded windows to each side. The imposing front door is decorated with a heavy egg-and-dart moulding.
The vendor says: “The glorious views and the fact that you can walk straight out into National Trust fields from the back of the house really appealed when we moved here 29 years ago. The grand front door opens into a spacious hall with wooden flooring and arches, and there is a useful large cupboard to hang coats. On this floor is the sitting room and dining room which both have high ceilings, cornicing, beautiful fireplaces and working shutters on the Georgian sash windows which flood the rooms with light. The sitting room has shelved alcoves, and the dining room has a dresser. The kitchen opens onto the dining room with double doors and has hand built wooden doors, a wooden floor, granite worktops and a Siemens dishwasher and Neff hob and double oven. There is also a cloakroom on this floor.”
“On the basement floor there are two large vaults for storage and an exceptionally large utility room with the boiler in it and room for washing machine and dryer. A large room which was the old kitchen we use as a playroom, and this has an oak wooden floor. Another room is used for dog and garden equipment – there is no shortage of storage in this house! There is also a wine cellar, wc and shower on this floor and steps which lead up to the south facing terrace.”
“The first floor has three bedrooms – the principal bedroom with en suite shower room, an equal sized large double room, both of which have built in cupboards and then a smaller third bedroom. All these rooms have lovely cornicing and high ceilings. A family bathroom with bath and separate shower is on this floor, as well as useful airing cupboard outside the bathroom. There are three bedrooms on the second floor, and the largest one has a fireplace. There is a large cupboard on the landing, a shower room and a kitchenette. This floor could be a separate flat, or the kitchenette could be another bedroom if required. There is also a loft, although there is so much other storage it is not used.”
“Outside the gardens are a complete suntrap with a terrace, lawn and wide borders of well established shrubs, many roses and silver birch trees. There is side access to the garden from the front. The views over the fields are wonderful, it is so lovely and feels like you are in the country, but it is an easy walk into the centre of town , just 0.6 miles to Great Pulteney Street and 0.9 miles to Bath Spa railway station, and a frequent bus from just over the road into town or up to the University.”
“At the front of the house there is off road parking on cobble stones for two cars – a rarity in central Bath. It has been wonderful living in this house with so many period features, stunning views, quick access to the fields – heaven for us and the dogs, such nice neighbours and yet so close to all the galleries, restaurants, unique shops and the theatre that Bath has to offer.”
