JLL Tenant Fee Charges in England

Charges for an Assured Shorthold Tenancy (AST):
•Holding deposit: One weeks’ rent per tenancy
•Security Deposit: 5 weeks’ rent for tenancies up to £50,000 per year. 6 weeks’ rent for tenancies over £50,000 per year
•Unpaid rent: Interest at 3% above the bank of England base rate where rent is more than 14 days in arrears
•Lost keys or security devices – Actual cost of replacement
•Variation of Contract (Tenant Request): £50 per agreed variation
•Change of Sharer (Tenant Request): £50 per replacement tenant or any reasonable costs incurred if higher
•Early Termination (Tenant Request): Tenants will be liable for the Landlord’s costs in re-letting the property, as well as rent due under the tenancy until the start date of the replacement tenancy. The costs will be no more than the maximum amount of rent outstanding on the tenancy
•Stamp Duty: Only applicable to tenancies over £125,000

Charges for a Non-Housing Act Tenancy
•Holding deposit: One weeks’ rent per tenancy
•Security Deposit: 6 weeks’ rent per tenancy
•Tenant and Guarantor Referencing Fee: £60 per tenant / guarantor
•Tenancy and Paperwork Preparation Fee: £480 per tenancy
•Inventory Check-In Fee: A maximum of £208.80, determined by the size of the property
•Amendment Fee: £480 per amendment (if applicable)
•Late Payments and Standing Orders: £60 per late payment
•Unpaid Rent: Interest at 3% above the base rate of the Bank of England from due date
•Renewal Fee: £250 per renewal
•Early Termination (Tenant Request): £480 per tenancy. Tenants will also be liable for the Landlord’s costs in re-letting the property, as well as rent due under the tenancy until the start date of the replacement tenancy
•End of Tenancy Clean: A maximum of £720, determined by the size and condition of the property
•Stamp Duty: Only applicable to tenancies over £125,000

•Broadband
•Television licence
•Cable/satellite providers
•Parking permits
