Situation
Located about 1.5 miles from the ancient Stannary Town of Chagford at Easton Cross. The cottage has great access for riverside and countryside walks in the National Trust Drogo estate or on any of the many local footpaths. The A30 dual carriageway is only about 4 miles away and Exeter about 20 miles. Chagford has a wide variety of day to day and specialist shops, pubs, cafes, a primary school, pre school and Montessori, a Parish church, Roman Catholic church and a chapel. There are good sports facilities with a pavilion, cricket and football pitch, a tennis club, bowling club and an open air swimming pool in the summertime.

Entrance
The latched timber gate leads into the garden where there is a flagstone paved path to the front door and terrace. The front door is a stable door and adjacent is an exterior lamp and set under the eaves is a floodlight.

Kitchen/dining room - 17' 8'' x 13' 9'' (5.38m x 4.19m)
The stable door entrance leads into the spacious contemporary style farmhouse kitchen/dining room which has a clay tiled floor. The garden
Easton Cottage has the considerable benefit of a large garden with a long southerly frontage and plenty of sunshine. At the front of the cottage is a flagstone path to a small terrace just above the front door which would be ideal for morning coffee. The flag stone path rises to a patio at a slightly higher level of the garden from where there is a lovely view to the surrounding Dartmoor countryside. The slightly higher part of the garden is level with a second concrete patio space and level grassed areas, shaped borders with hundreds of spring bulbs, roses and heathers, a rose arch and a further level area which could be ideal for a vegetable and fruit garden. There is a compost area too. Set in the garden by the first patio is a barbeque area and a summerhouse/studio (8'8"x7'/2.64m x 2.13m) which is a timber structure with multi paned windows and a single pitch roof. There is also a small greenhouse which is timber framed and glazed (5' x 4'3"/1.52m x 1.29m). Set in the garden is a new double bunded oil tank.

Just across the lane is a private parking area large enough for two vehicles. The large single garage is sited here too.

From Fowlers front doors turn right and drive down out of The Square passing the pharmacy and delicatessen and entering Southcombe Street which becomes Lower Street and leaves the town passing the new primary school and fire station. Continue on this lane for about 1.25 miles and at the crossroads at Easton Cross drive straight across. After about 50 metres on the left you will see the latched gate to the garden of Easton Cottage with a wooden sign attached and opposite is the private parking area and garage.

    This beautiful North East corner of Dartmoor is the softer side of the moor and has two attractive principal towns just four miles apart from each other.  Both have vibrant thriving communities and superb ranges of amenities as well as great access to countryside, moorland and riverside walks.  They have a good variety of day to day and specialist shops, doctors, dentists and veterinary surgeries, churches, chapels, pubs, hotels, cafes and restaurants.  Each has a primary school and pre school and in the case of Chagford there is a Montessori as well.  Both have super fast broadband.  Chagford was voted best small town to live in rural Britain in the Spring of 2015 by the Sunday Times.  There are also picturesque villages such as Drewsteignton, Throwleigh, Gidleigh, South Zeal, South Tawton and North Bovey and numerous other smaller rural settlements in the area.  This part of Dartmoor enjoys a slightly drier climate, sheltered as it is by the higher moor to the North West, yet it has beautiful lush valleys, rounded hills and peaceful weathered granite tors.  Major shops are just 15-20 miles away in Exeter.
