Property description & features

  • Tenure: Freehold
Dating back to 1870 the property creates a good first impression. The stately baronial sandstone structure has obvious nods to a ‘castle’ with its conical towers, stepped chimney and carved entrance lintel, reached by stone lion flanked stairs. Many of the original features have been retained within the property. There is an extension to the rear which primarily contains most of the rooms, the lower ground spa and the rooftop terrace. The self-contained pool and leisure club are located within the lower tier of the grounds and Castle Lodge is positioned to the left hand side on entering the driveway or alternatively from the main road.

On entering the hotel there is a welcoming hallway, a large open fire by the reception desk and an assortment of framed artwork, mostly landscape, catches the eye from clutches along the walls.

Two function suites, The Armoury and The Ochil, are available to suit small meetings, weddings or grand gala dinners. The residents' cinema can also be used for small meetings up to 12 people.

Located on the ground floor are the cocktail bar and adjacent lounge, and function room. There are four bedrooms on the ground floor. For a more informal dining experience, there is a lounge bar which serves lighter meals and snacks.

The additional bedrooms are located on the upper levels and are accessed via the wood panelled, balustrade staircase above a baby grand piano, past a splendid arched landing window of stained glass of intricate designs inspired by nature. There is a lift giving access to all levels.

The rooftop restaurant offers panoramic views of Strathearn Valley and is ideal for an intimate meal or celebration. For extra special occasions, there is private dining from 2 to 80 depending on your requirement.

Letting Accommodation
The hotel and adjacent lodge offer 21 letting bedrooms within the hotel and a further nine within the lodge. There is a selection of bedrooms to suit every occasion. There are three suites within the hotel boasting luxury four-poster beds and an additional three spacious junior suites with jacuzzi bath. The remaining rooms are described as Castle Deluxe and Lomond rooms.

Spa and Leisure
The gym and pool complex at Knock Castle is situated in a purpose built building on the lower level of the gardens and is situated amidst an oasis of flowers and plants offering a wide range of facilities including sauna, steam room and spa bath. As well as the heated indoor pool complex, there is also the gymnasium where there is a range of cardiovascular machines and freestanding weights.

Owners Accommodation
Located within the hotel and positioned on the floor above the function suite is a two bedroomed flat which could be utilised as owner's accommodation or for staff. In addition, there is a further two bedroomed flat on the top floor of Castle Lodge which again can be used for owners or staff.

Development Potential
There is no doubt that there is great development potential within the grounds of Knock Castle to create further bedrooms or add additional lodges or 'pods' taking advantage of the 3.5 acres of woodland that exists, obviously all subject to appropriate planning permission (Perth & Kinross Council - ), however a possibility nonetheless.

Consideration may be given to selling the hotel and the lodge as separate lots - further details from selling agents.

Location
Set in the idyllic hills of the Strathearn Valley and within easy access of Scotland's major cities, Knock Castle Hotel, the former 19th century baronial home of Scottish shipping magnate Lady MacBrayne, offers uninterrupted views across the beautiful Perthshire countryside and the historic drovers town of Crieff.

The hotel is contained within approximately 3.5 acres of mature gardens and woodland. From the hotel the landscape slopes down towards the pool and leisure complex which is surrounded by maturing flowering shrubs and trees. There is a sweeping drive leading to the entrance and adequate car parking.
