The plot measures approx. 24m frontage x 28 m average depth.HISTORYThe plot was originally a field pond, which was subsequently filled and left vacant when the surrounding land became part of a housing development.PLANNINGThe plot is situated within an existing housing development and is 'zoned' for residential development purposes. Planning Approval number MRS/DC/10/1/7911 was granted in 1976 for the construction of one pair of semi-detached houses and one detached house as part of an approval for a housing development, the remainder of which was constructed and completed. Consequently this extant approval for 3 houses remains valid, which was confirmed in writing by Halton Borough Council in April 2015. In addition, further planning approval was also subsequently granted (Application number 99/00710/FUL) in 2000 for the construction of two detached houses. As a result of non-implementation, this approval has now lapsed, however plot circumstances are clearly unchanged and it is believed that approval for a similar proposal would be readily granted.GROUNDWORKSIt is considered that the ground conditions make it a more practical and economical proposition to deploy shallow piled foundations to the proposed dwellings. A Ground Investigation Report is available together with a structural engineers design for a piling and foundation ground layout. The structural engineers report and designs for the two detached houses in 2000 were sent to several piling and groundwork contractors and quotations obtained which are available for inspection if requested. For guidance purposes only, the estimates received amounted to approximately £11,000 for the installation of the piling and groundwork beams for the detached house design approved. Costs will vary depending on house design and foundation complexity.DRAINAGEFoul and surface water sewers are located within the roadway to the frontage of the plot.SERVICESAll mains services, Water, Gas, Electricity and Telephone are available to the frontage of the plot within the public roadway.TENUREThe plot is Freehold and is offered with vacant possession.
