"Vendor comments" We have lived here for just under two years and have loved every moment of it and we are sad to be selling but want to move closer to family up North. The location was the main thing that sold it to us (in the heart of Crystal Palace) between Crystal Palace Park and Westow Park and the space on offer was ideal.
We viewed so many properties before buying that just didn't have the space we were looking for. The large open plan living space which is perfect for entertaining and two good sized bedrooms also sold it for us. Since we moved in we have completed an extensive update of the property with an updated fitted kitchen and full remodel of the bathroom. The bathroom is one of the main features with exquisite tiled floors and walls plus a stunning roll top bath that is the height of opulence.
Another feature is the large 'entertainment space' on offer which means you could certainly 'social distance' in our property if required, with a dining area to boot that can seat up to the magical number of six! Natural light gracefully floods the living area but can be tapered with the plantation shutters we put in place as we wanted to have a period / traditional feel in that regard.
The property is surrounded by so many great independent coffee shops, pubs and restaurants all of which we love so it is hard to pick a favourite! Colario's is our go to for delicious pastries and cakes, Craft & Courage for beer and Joanna's for a Sunday roast. There always seems to be somewhere new to try too which we love. Another reason we bought the property was for its close proximity to both Crystal Palace and Gipsy Hill station (both 8-10 minutes walk away) from which there is direct access to London Bridge and Victoria in under half an hour. You are also never far from a useful bus stop with regular buses running to Brixton / Whitehall and Croydon.
The things we will miss the most are being surrounded by great independents, the green spaces and the sense of community in the area but we will be back to visit as often as possible.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
