The National Housing Trust is a new housing funding model developed by Scottish Futures Trust to provide affordable, good quality, energy efficient new homes for mid-market rental. Scottish Borders Council is collaborating with Scottish Futures Trust in an initiative to use this funding model to develop new homes through a limited liability partnership called Bridge Homes which will own the homes. Orchard and Shipman have been appointed as Managing Agent.
The Bridge Homes target tenant group are people in employment who will normally be expected to have a minimum household income of £15,000 and priority will be given to applicants who are, or would otherwise be spending more than 25-35% of their household income on comparable private sector rent.
Each property has a fully fitted kitchen with a cooker, washing machine and fridge. An energy efficient gas combi boiler provides central heating and hot water. Floor covering and curtains/blinds are also provided.
Tenants will be required to lodge a deposit of one month’s rent prior to entry and the preferred method will be monthly in advance by direct debit. The houses will be let on the basis of a Scottish Short Assured Tenancy. Tenants will not have the Right to Buy.
As a result of the funding model used to provide these homes, it is envisaged that these will be available for mid-market rent for between 5 and 10 years. In due course, when Bridge Homes eventually decides to sell these homes, tenants will have the opportunity to purchase their homes at market valuation.
Provisional Council Tax bands for 2020 for these properties are Band C. To be confirmed.
