Property description & features

Possibly the most unique and rare plot to come to the market in Hook Heath, set high on the escarpment with aspect towards Guildford and the Surrey Hills set in approximately 3.7 acres of land.

The house was one of the original properties in the area built around 1896 to be the lodge house for Whinfield House, owned by the Duke of Sutherland.

This late Victorian Lodge has since retained a significant portion of land covering approximately 3.7 acres, with a large woodland and garden.

The plot is quite unique, offering a vast area in which you can find great seclusion and privacy.

Currently a three bedroom house with a ground floor configuration offering two reception rooms along with an additional sitting room, a dining room, kitchen and garden room.

There is a studio, to the rear of the property, that provides ancillary use with a two rooms separated by double doors with stained glass windows – illuminating the interior when lit with sunlight.

Within the grounds, the foundations of what would have been an 18’x 8’9 greenhouse and independent garage with space for up to four cars.

Refurbishment of this property could provide a remarkable opportunity to make a family home in the stunning setting of this wooded plot.

Hook Heath Road is the high point of the escarpment on which the Necropolis Company, in 1893, started to build grand houses for the wealthy and eminent business people, many of whom were politicians, who required large properties within easy reach of central London, with the benefit of being able to boast distant views to the Surrey Hills and the Hogs Back.

In these early days of Hook Heath’s history there were already the benefits of a tennis and croquet club and a golf course – these still exist today and Woking and surrounding areas are now abounded with golf clubs both private and public. Early houses were built on generous plots using a number of some of the most popular architects of the time, namely W.G. Tarrant and Sir Edwin Lutyens, with Gertrude Jekyll designing the garden at Lutyens’ Fishers Hill.

Hook Heath offers a rural atmosphere with a pleasant community feel, still providing the golf club and tennis club that the Edwardians so wisely made a part of this residential area in addition is a country hotel and many excellent local leisure facilities within a mile radius.

Woking has the Basingstoke Canal passing around the town centre and nearby Guildford boasts The Wey Navigational Canal, being the first of its kind to be built in this country, both giving the opportunity of long walks through some of Surrey’s green belt areas and both having a scattering of waterside pubs. Woking also offers excellent shopping and restaurants, a theatre and multi-screen cinema and award winning gallery and museum.
