“The unusual upside down layout of the house, built around 1962, is designed to take full advantage of the stunning views over the Limpley Stoke valley and the river Avon. External stairs lead to a balcony, a great spot for a morning coffee, this leads to the glazed double front door straight into an entrance vestibule and onto the large L shaped kitchen diner. The modern and stylish Hacker kitchen offers plenty of storage and comprises high gloss grey units with white diamond sparkling granite top, two NEFF steam ovens, NEFF induction hob with modern recirculating fan mounted over, NEFF integrated dishwasher and integrated fridge and separate integrated freezer. We currently have a large dining table and chairs but have in the past used part of this area as a snug. Heating is provided from two designer radiators and the flooring is Karndean light oak. Windows have been replaced with UPVC double glazed tilt and turn units in order to fill the room with light and to maximise the view towards the back garden and over the front lawn and beyond. A glazed glass door with side panel leads into the lounge. This is my favourite room in the house, when we walked in and saw the huge window to the front of the house showing the phenomenal views, we knew we wanted to see that every day. It is such a pleasure to watch the changing seasons over the valley and even after 8 years we never tire of it. The lounge has a cosy multi fuel stove with local Bath stone surround and retains the original hardwood flooring. Also, on this level are two double bedrooms, a recently installed shower room with underfloor heating and a separate store cupboard.”

“Downstairs there are a further three double bedrooms. The largest has a dressing room with wc and basin, a shower or bath could be added if required. There is a family bathroom with separate shower and bath. All three bedrooms have sliding patio doors. The third bedroom is currently used as an office and takes advantage of the views of the valley. There is a store cupboard and utility room which has room for a tumble drier and washing machine and houses the modern oil-fired boiler. A small rear porch leads directly to the rear garden. When the four children were at home this was a perfect teenage floor!”

“Outside we have a mix of block paving and gravelled parking area providing parking for multiple vehicles. Unusually for the area we have a flat lawn with herbaceous border, the rear of the garden is formed by a bank with mature trees, shrubs and pathways and various seating areas. A summer house at the end of the garden is a great to spot to enjoy the sun, it has electricity and heating and could also be used as an office. There is a greenhouse, and a double garage with power and light, and undercroft storage cupboard.

“We have thoroughly enjoyed turning Tulip Tree Lodge from a house into our home, it has been the perfect family home in the perfect location. Freshford village is within walking distance. Freshford Church school, has a ’Good’ Ofsted rating and has a primary, nursery and pre-school. Excellent secondary schools are nearby with St Lawrence’s in Bradford on Avon, and Monkton, Prior Park and King Edward’s School in Bath. The Galleries community shop run by volunteers and has a cafe and also houses the post office. The Freshford Inn is extremely popular. There is a railway station in Freshford with trains to Bath, Bristol, Bradford on Avon, Trowbridge, and Frome. Regular buses leave from the end of our drive into Bath and Trowbridge. There are lovely countryside walks, along the canal, riverside and nearby woodland. We have created many happy memories during our time here; garden parties, family gatherings and watching the children grow. But now the children have grown and moved on and we find ourselves ready for a new adventure in pastures new.”
