Tenant Fee Guide

The Tenant Fee Act 2019 means as well as paying rent, letting agents can charge tenants the following permitted payments:

Before the tenancy starts (payable to Richard Hawkins 'The Agent')

*            Holding Deposit

A maximum of 1 week's rent. This fee may be non-refundable should you decide not to progress your application/sign the tenancy agreement within 15 Calendar days (unless otherwise mutually agreed) or if you have given false/misleading information on the application form or any application fails a Right to Rent check. This fee will be returned to you in the event the landlord is unable to proceed; and

*            Deposits

A maximum of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above. This is to cover damages, dilapidations & defaults on the part of the tenant during the tenancy.

During the tenancy (payable to the Agent)

*            Interest payments for the late payment of rent

Up to 3% above Bank of England's annual percentage rent;

*            Payments to change a tenancy agreement (at Tenants request and if agreed by Landlord)

Capped at £50 (inc VAT) to cover associated agents' costs;

*            Change of Sharer (at Tenants request and if agreed by Landlord)

Capped at £50 (inc VAT) per replacement tenancy, or any reasonable costs if higher, to cover associated agents' costs;

*            Early Termination of a Tenancy

Provided authorisation is given allowing you to vacate the premises prior to the expiration of any tenancy agreement the fees/costs will be capped at the landlord's loss or the agent's reasonably incurred costs; and

*            Lost Keys or other security devices

Tenants will be liable for the reasonable costs incurred for the loss of keys/security devices i.e. actual cost of replacing keys/security devices and/or where required cost of Locksmith, new lock, new keys plus £15.00 per hour if out of hours.

During the tenancy if permitted and applicable (payable to the provider)

*            Utilities (i.e. gas, electricity, water and sewerage);

*            Communication services (e.g. telephone, broadband);

*            TV licence;

*            Council tax; and

*            Installation and subscriptions of cable/satellite supplier
