Outside - A long driveway leads in from the public highway and forks. The left-hand fork takes you to a large parking area and the cottages, the car port and the home office. The right-hand fork takes you along a further driveway that leads to a set of electric gates that provides access to the private parking area for The Mill itself. There are numerous terraces and areas around the ground to sit out and enjoy the delightful southerly aspects and views. On the southerly side of the site, running adjacent to the entrance drive is a large enclosed level field.
Location - The Mill enjoys an excellent and highly accessible location, just inland from the magnificent South Cornwall coast of St Austell Bay, with the picturesque and renowned harbour-side towns of Charlestown and Fowey just 4 and 6 miles distant respectively. The nearest beaches are Carlyon Bay, Par Sands and the charming cove of Polkerris, all of which are within 4 miles drive of the property. The world famed Eden Project sits just to the west of the Luxulyan Valley, just under 1.5 miles away from The Mill.
The property is located almost equidistant from the two nearest towns, St Austell (4.5 miles away) and Lostwithiel (4.2 miles away). St Austell offers a host of excellent shopping facilities, supermarkets, schools and all day-to-day requirements. The highly regarded town of Lostwithiel is approximately 4.2 miles distant and this offers an excellent range of more independent shops, restaurants, sports facilities and primary schooling. Truro is just 22 miles away and the A30 trunk road is approximately 9 miles away and provides a dual carriageway link all the way to the M5 motorway at Exeter. The nearest mainline railway station, providing a direct link to London Paddington is located just over 1 mile away at Par and Newquay International Airport is 17 miles, providing regular flights to London as well as many other destinations around the UK and Europe.
