The barns sit in a quiet and tucked away yet accessible location on the edge of North Hill Parish. Our clients have now commenced the development by discharging planning conditions. Such works undertaken include forming the large visibility splay at the entrance with a Cornish hedge, undertaking the environmental ground investigation as well as the submission of a landscape plan. The documents are all available for inspection upon request.

Barn A which is the only barn not to be Grade II Listed sits in a favourable location in the small development and has a design that will offer reversed accommodation of two bedrooms and will have a large first floor living space divided by the stairs. The master bedroom will have an en-suite and double doors serving the rear garden. Externally, this barn will have space for a garden and off road parking. It could suit a couple or those looking to downsize and live away from it all.

Barn B is the largest of the three barns and occupies the greatest of the plots. It will have very spacious and highly flexible accommodation that has been reversed. On the ground floor will be four bedrooms and a bathroom/WC with the large master bedroom having an en-suite and dressing room with access outside to the rear garden. On the first floor will be the very large living space and kitchen as well as another room which could serve as a fifth bedroom having an en-suite and dressing room or another reception space. Externally, will be a plant/utility room, front and rear gardens and provisions for off road parking and it would suit a large family.

Barn C is in a wonderful position and has outstanding views over surrounding countryside towards Bodmin Moor. The internal accommodation is configured to maximise on natural light and the views and comprises of three bedrooms including a master with en-suite along with a kitchen, dining/family room and bathroom on the ground floor. The first floor will consist of the large living space. Externally, will be two useful stores and space for off road parking. The garden will extend to form a paddock in excess of 1 acre at the rear which takes up some of the adjacent field.

The overall area which extends to 2.42 acres includes significant pasture from the two fields directly to the north and south of the complex, this will now provide for buyers who wish to have land for grazing stock or horses. The areas could also (subject to all consents) be incorporated into residential curtilage.

The Barns are located within a few miles of the villages of Coads Green and Lewannick. Coads Green has a County Primary School and Lewannick a Sub Post Office/General Store and dry cleaning service, Doctors Surgery, Ofsted rated good county Primary School, Parish Church and Public House. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
