Kitchen/Dining Room
The kitchen/dining room occupies the whole of the first floor and has freestanding perimeter units with a one and half bowl sink, an integrated dishwasher, a double electric oven and a steam cooker. The island unit has an induction hob with an extractor fan over, and there is space for a fridge freezer and a dining table to seat six.

Bedrooms and Bathrooms
Bedroom one is a split level bedroom and has the sleeping area on the upper level and a bath, wash basin, built-in storage, and a small study area on the lower level. Bedroom two is on the fourth floor and has a wash basin and a WC in a separate room on the landing. The third floor has a bedroom with an en suite shower room and there is also the family bathroom which includes a shower bath.

The Mill Cottage
The front door opens into an entrance hall which has access to the shower room. The inner hall has stairs to the first floor with an understair cupboard, a door to the sitting room and an opening to a kitchen/breakfast room which has a fitted kitchen with an electric oven, hob, built-in microwave/steam oven and a slim line dishwasher. The vaulted bedroom has a built-in wardrobe and there is a bath on the landing.

Schooling and Situation
The local schools are Braunston Church of England Primary School, Barby Church of England Primary School, Welton Church of England Academy, Rugby School, Lawrence Sheriff School, Rugby, and Bilton Grange Preparatory School, Rugby. Braunston has a marina, church, two pubs and a few shops including a canalside shop.
