Positioned just a few moments' walk from Holt town centre, Cedar House is a beautifully finished and superbly specified newly built home, ready to move immediately into.
The interior leaves nothing to the imagination, is bathed in natural light throughout and has been professionally furnished for viewings. This beautifully balanced home is set over two floors, with the ground floor masterfully combining open plan living with separate receptions making for a stylish yet truly versatile home. The central entrance hall is flanked by the kitchen/dining room to one side and a striking large lounge to the other, both with beautiful oak flooring. The kitchen is finished in a soft grey with the handleless doors emphasising a modern sophisticated clean-cut look. The Blanco inset sink is cut neatly into the quartz worktops whilst all appliances are by Neff including a five ring induction hob. A separate utility room also boasts the same high level of finish as the kitchen.
The spacious living room is double aspect and includes a modern Morso wood burning stove. As in the rest of the property, there are an abundance of brushed chrome sockets, some of which also have USB points. The ground floor shower room is fully tiled, has Laufen sanitaryware, heated towel rail, an illuminated mirror and shaving point – further examples of the details of finish throughout. This shower is neighboured by the ground floor double bedroom, adding further valuable flexibility to this home.
The focal point staircase leads to the vaulted ceilinged landing. There are two generous double bedrooms, both of which have fitted wardrobes. With Velux and standard windows facing both east and west the natural light theme continues. There is also a stunning en-suite to the principal bedroom complete with free standing bath and sanitaryware from Laufen and Roca. All first floor rooms are completed with soft grey carpets.
The exterior is a delightful mix of brick, render and western red cedar cladding offset by the anthracite grey windows and doors. The plot has been fully landscaped with turfed lawns, plants, hedges and rendered walls all enhancing the south facing garden. A shared, but private, initial driveway leads to the dwelling's own parking.
This quiet location yet so close to the town centre is hard to surpass, and the sheer joy this lovely home brings from every angle combined with the quality of finish will delight the most discerning of buyers.

HOLT Holt is one of the most attractive small towns in Norfolk in an area of outstanding natural beauty. The town existed before the Norman invasion but was destroyed by fire in 1708. It had to be rebuilt and we're very lucky that the timing meant that the Georgian style was used. The main street is lined with colour-washed Georgian buildings, many of architectural importance. There are tea and coffee shops, lots of antique and curio shops, food shops and delicatessens, banks, independent shops and, of course, historic Gresham's School founded in 1555. The North Norfolk coast at Blakeney is six miles away due north. There is good sailing, golf, bird-watching and many good beaches nearby. The North Norfolk Steam Railway has its terminus on the outskirts of the town and connects Holt with the seaside resort of Sheringham six miles away. The cathedral city of Norwich is just twenty-six miles distant. From Norwich there are direct trains to London Liverpool Street and Norwich Airport is a convenient worldwide gateway via Schiphol Airport.

SERVICES CONNECTED Mains electricity, water and drainage. Air source central heating with underfloor heating.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
