The house is located in Wereham, a small West Norfolk conversation village with picturesque village centre pond surrounded by public house and church. The village sits on the Downham Market/King's Lynn to Thetford road approximately six miles from Downham Market and mainline station to Ely, Cambridge and London. The A10 nearby provides excellent road routes to the south. North Norfolk, Sandringham Royal Estate and the fine city of Norwich are all within easy reach.
The house
Orchard Leigh dates to mid-1600. Our clients have enjoyed this fine period residence for over thirty years as their home citing the wonderful garden, the proportion of the rooms, the cellar and the abundance of period features as some of their favourite areas.
The property has an entrance porch leading to a fine reception hallway with original flooring, access to a cellar and is open plan to a seating area with wood burning stove. The sitting room also has original brick flooring, open fire and access to the garden room which was added by the owners some years ago with bi folding door leading to the garden. There is also a large formal dining room, again with original pamment flooring and fire and there is evidence where a spiral staircase once lead to what is believed to have been a priest hole in the attic. The staircase leads to a beautiful landing with a corridor giving access to four double bedrooms and family bathroom, the master bedroom having en-suite with roll top bath and walk in wardrobe and family bathroom having a marble flooring and additional roll top bath.
Outside, the gardens have absolutely beautifully maintained by the owners with some fantastic areas to explore. There are some ancient box hedges, a David Austin rose garden, wildlife garden, pond, fine Holly and Yew trees and cottage garden beds. Also there is a parking area, wood store and composting area.
