Viewings
Booking in viewings and completing them -
As a matter of protocol, the initial viewing of a property should be a virtual viewing. This is so we can
ensure the property is well liked at the initial viewing stage before we book a physical viewing if required. Not only
does this make sure we maximise everyone’s available time but this way minimise social contact and
we keep everyone safe.
Agents MUST ask whether any party is showing symptoms or has been asked to self-isolate before
going ahead with any valuation, viewing, or booking in a by appointment only visit to the office. For
example, if someone has had Covid-19 they must have no contact for 14 days.
Agents MUST also ask who is attending the appointment and if they are all from the same household,
if not then they will have to book separate appointments. Number of viewers at any one time must be
kept to a minimum, current guidance indicates two.
It is important that you understand only people from your household or support bubble can be present
at the time of the Viewing. The Governments guidance now provides for a restriction of two households
being present for a viewing appointment, for clarity the agent is classed as one household. Viewings
should be restricted to 15 minutes and conducted separately for none same households viewers.
When booking in a viewing we will also explain the procedure within the property. For example, we will
ask the owner /tenant to leave all internal doors open. We will explain social distancing measures such
as 2 metres apart, the owner or tenant must move outside whilst the viewing takes place inside, to
ensure the two households ruling is adhered too.
Pre-qualifying the applicant is key also and we will ask questions about their moving needs
and circumstances to ensure where possible only essential viewings take place. As part of this procedure
affordability questions may be asked.
Hands, Face, Space
Hands: On entry to the property we may ask if we can wash our hands and/or we may apply sanitiser.
Face: Face coverings must be worn by all in attendance at a property in line with government guidance
and where appropriate we may also wear disposable gloves. Under the circumstances we will not shake
hands.
Space: During the visit we will practice social distancing where we must always be 2 metres apart.
Alternatively, the owner or tenant must move outside whilst the viewing takes place inside, to ensure
the two households ruling is adhered too.
Where possible, we will obtain and check your customer ID, AML (Anti-Money Laundering), Proof of
Ownership, Proof of Address and/or Right to Rent information, as appropriate, during this site visit to
avoid further contact going forward. These documents can be left out for us to see, approve and check
we may use a camera/smart phone to take a photo or scan function.
When we have taken ID, we will wash our hands/sanitise our hands immediately afterwards.
From this point all further work related to the sale or let of the property can be completed remotely by
telephone and/or by the customer portal. Appointments can be made at the office should they be
required and will be spaced out sufficiently to ensure social distancing can be adhered to in the office.
