Property description & features

Greenslade Taylor Hunt are delighted to offer to the market an attractive period end-terrace property on the outskirts of the popular seaside town of Watchet, just moments from the harbour, Esplanade and amenities of the town. The property is sold with vacant possession and NO ONWARD CHAIN.

To the front is a small elevated area of gravel, currently with a bench and potted plants. the wooden front door gives access to an entrance hall, giving access to ground floor rooms.
The modern kitchen is a real feature of the property, benefitting from an integrated electric oven and four ring hob with cooker hood over, as well as inset sink and draining board.
The living room is an attractive space with two windows into the conservatory, attractive fireplace with tiled hearth, currently housing an electric fire. Low level cupboards utilise the recesses to either side.
Beyond this, originally a rear hall, is a breakfast room, cleverly making use of the space available. Stairs rise from here to the first floor, with under-stairs cupboard and original wooden door to the conservatory. The large conservatory is a notable addition to the property and is good quality, UPVC and double glazed.   The property benefits from gas central heating, UPVC double glazing and a good standard of fixtures, fittings and decoration throughout.
The ground floor bathroom has been recently refitted, consisting of a three piece suit including a short bath with chrome shower over and an airing cupboard with space and plumbing for washing machine.
On the first floor a small landing gives access to two double bedrooms. The master benefits from an integrated wardrobe, ornamental fireplace and shower room off it, again recently refitted. Also on the first floor is a w/c.

Watchet is an historic harbour/marina town with shops and amenities serving most everyday needs and has an active community supporting many clubs etc. There is a station serving the West Somerset Steam Railway. The town benefits from a range of independent shops and cafes, as well as Co-Op store. There is a doctors' surgery, pharmacist, optician and several churches also. The other local centre of Williton is approximately two miles away and there is a regular bus service connecting the coastal resort of Minehead some 8 miles to the west with the County town of Taunton, having a mainline railway station and M5 motorway connections about 17 miles to the South East. The variety of the West Somerset coastline is close at hand while the Quantock Hills, the first designated Area of Outstanding Natural Beauty in England and the Exmoor National Park are but a short drive away.

The rear garden is largely laid to gravel and is bordered with fencing and hedgerows, accessed by a wooden pedestrian gate. The property is accessed, both to the front and rear, by access pathways from the road. While there is no private parking, opposite is a local residence car park, for which permits can be obtained.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
