The village of Teddington is located off the A435 and is a home to some 500 people with this small village offering a church, village hall, The Teddington Hands public house and Teddington Stores, the home of fine food and wine from the Cotswolds and beyond.
The nearest larger village is that of Bishops Cleeve, where you will find a High Street offering an array of national an independent shops, supermarkets, a library, doctors' surgery and both primary and secondary schooling. The larger town of Cheltenham, Tewkesbury and Evesham can be found within a short drive with Evesham/Cheltenham being equal distance away at just over eight miles. For those needing to commute, the M5 motorway (Junction 9) is just over three miles away whilst there are train stations at Ashchurch, Tewkesbury and Evesham.
Plot 2, New Barn Mews offers any would-be purchaser the ability to build the largest property in the development with the expected internal space to be approaching 3000 square feet and it is due to its size, that makes this property so striking.
Like Plot 1, the home is arranged over two floors and whilst the property is ultra-modern and highly contemporary, you can clearly see the Dutch barn lines on which the house is designed. With three elevations offering a high proportion of glass, you can be assured that this property will be full of natural light and those inside will enjoy a super outlook across Gloucestershire countryside.
Stepping inside, the ground floor is divided into three simple, yet exceptionally large areas comprising of the wonderfully appointed kitchen/breakfast/family room, which has sliding doors to two aspects, as well as five windows to further enhance the light into the room. A central utility and cloakroom cleverly act as a divide into the next room, which has been described as the formal dining room where further sliding doors allow one to enjoy the garden and view beyond. The final room on this floor is the formal living room which again is flooded with light due to the sliding doors and double aspect windows.
On the 1st floor are five double bedrooms, all wonderfully appointed and exceptionally spacious. Of the five bedrooms, three of the rooms offer
en suite bathrooms with the final two rooms sharing the family bathroom, which is proposed to be a four-piece suite. Furthermore, the three en suite rooms all benefit from fitted wardrobes.
Outside, the property will enjoy driveway parking, an attached tandem garage and enclosed gardens. Furthermore, there will be an additional two parking spaces found within the grounds of the development for the home to enjoy.

Important Note
A). Plot 2, New Barn Mews is being sold as a building plot but on the basis that the developer will undertake the project management for the successful purchaser with his building company undertaking the construction of the property. A full build programme to include specification and cost of the build is available upon request.
Having successfully sold a building plot on this basis for the developer in 2018, please find below the comments of the purchaser, Mr D Good:
'Following the purchase of a building plot in the village of Beckford, we engaged Roger Zygmunt as the Project Manager to oversee the build. We used Roger's favoured architect (Steve Mitchell) to draw up our plans and between them Roger and Steve ensured that the planning authorities were satisfied and permission forthcoming. Roger then supervised the tendering process and assisted in our selection of the building contractor. Once the contractor moved on to the site and started work, Roger would visit the site several times each day to check that everything was being done properly and running smoothly. We were regularly kept informed of progress and if problems arose, we were notified but always with an attendant solution. If, at any time, pressure was needed on contractors or suppliers, Roger exerted it. He was always 'on call' if we needed information, an explanation or required reassurance at any point. All of which led to us being able to move in only 10 months after work started on the site. As we had not built a house before, we found that Roger's knowledge, experience, reliability and honesty enabled us to get through the project successfully and would happily recommend his services to anyone in a similar situation. His (not inconsiderable) fee was worth every penny!'
B). Please also note that there will be a community charge applied to each of the four properties to cover the maintenance of the road and grass areas and this is to be charged at £500 per property.
C). Each property will come with a 10-year Build Warranty Certificate.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
