The Chapel dates from the 18th Century and was originally the place of worship for the community of Wadeford. After many years of service it was subsequently converted into the community hall of the hamlet and then after a short period of inactivity was fully restored to a luxury private residence. It maintains many original features including three large stain glass windows along each side of the chapel, a walled courtyard, numerous items of antique furniture, beamed ceilings and an exceptional circular clover leaf window in the master bedroom.

Recently installed 11kw multi/fuel burner provides excellent fuel efficiency as chapel can be very effectively heated using logs. Currently a load from local farmer is £110 which will last in peak winter comfortably four to six weeks. New thermostat controlled condensor combi boiler plus ceramic programmable wall mounted electric panels in master bedroom and kitchen for ease of localised heat also ensure maximum efficiency in terms of heating options.

The chapel only comes fully furnished so please do not enquire if you are looking for unfurnished. It may be possible to dismantle some beds and store some items in the smaller third bedroom/office but there is limited margin to absorb the occupier's own items.

Car parking spaces for two medium cars and one in lane just by post box.

Close to Coombe St Nicholas which has an excellent primary school and village shop with long opening hours. Also nice friendly run pub The Haymaker is a short walk. A short drive to Chard, it is also well placed for Taunton, Exeter and the A303 connecting to London. Taunton is around 20 minutes in car. A drive to the south coast is no more than 25 minutes. Nearest Sainsbury's , Tesco and Lidl around 5 to 7 minutes drive. Fabulous large Waitrose 15 minutes drive in Crewkerne. Lovely large farmer's shop with local produce Barleymows around 3 minutes drive and has lovely all day cafe.

Pets welcome subject to prior approval, non-smoking.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on June 1, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 1, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 14, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
