The Farmhouse
The farmhouse dates back to at least the 17th century and was probably well established in the Tudor era as a typical cross passage house. It's a handsome Grade ll listed stone building under a double Roman tiled roof. Extended and improved over the generations it retains huge charm and character together with many original architectural details. These include flagstones, inglenook fireplaces, beams and oak, elm and pine timbers. The house stands looking out onto its gardens and like many country properties the most used entrance is at the back of the house through a stable door into a porch (with plenty of space for coats and boots) and a hall. There are 3 reception rooms.

*
The sitting room is a large room (27ft. x 17ft.) with an inglenook fireplace and window shutters. Adjacent is the front hall with a garden door and next to it is the snug which is another very pleasant room with beams, shutters, an inglenook, flagstones, fitted cupboards and bookshelves. The dining room has flagstones, beams, a large inglenook fireplace and a door into the back hall which has flagstones, a pantry and leads to the kitchen. This has a pitched ceiling, a tiled floor, plenty of kitchen units, a breakfast bar, granite work surfaces, a Belfast sink, tiled splashbacks, an integrated fridge, dishwasher and a large range cooker with gas hobs and electric ovens.

*
The 3 reception rooms are approached from the inner hall and leading off is a side hall with a utility room, bedroom (6th) and bathroom. The utility room has a sink unit, space and plumbing for washing machines, shelving and the central heating boiler. The bedroom is large and is served by the bathroom that has floor and wall tiling, hand basin, wc and a freestanding bath. A gently rising staircase leads to the first floor landing (which has a linen cupboard) and three bedrooms and two bathrooms. The master bedroom suite has a vaulted ceiling, beams, fitted wardrobes and an en suite shower room with floor and wall tiling, hand basin, wc and shower cubicle. There are two other double bedrooms and the family bathroom has with tiling, hand basin, wc and corner bath.

*
A door from the landing opens to a steep staircase rising to bedroom four which has a vaulted ceiling, beams and restricted headroom. Also on the first floor is another bedroom (5th) approached by a steep staircase from the dining room and this has a pitched vaulted ceiling with exposed rafters and a velux roof light.

Gardens and garaging
A stone archway leads from the driveway to the lawned front garden of the house which is bounded by stonewalls and mature hedges together with flower and shrub beds with other details including paved pathways holly and fig trees. At the back of the house is a large paved terrace sheltered by a large willow and ideal for relaxation and al fresco dining. Close by is a garden cloakroom. On the west side of the house is a substantial garage building with ample space for cars together with a large shelved storage area.

Places of interest

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property.
