LOCATION
Benton Office Park is situated in a prominent location next to the M1 motorway on Wakefield Road, Horbury, Wakefield. TERMS
Each office suite is to be leased for a minimum term of 6 months which is let on a simple licence agreement which can be completed within 24 hours. A bond equivalent to two months rent is payable in advance. Rental costs include all services and utilities but exclude Business Rates and telephone line (available at additional cost). Note that the rent quoted is subject to VAT at the standard rate. Tenants have the flexibility to upgrade to larger suites or lease additional offices as their business grows.

Telephone line and broadband system provided at additional charge. Customised telephone systems available including the facility for a dedicated BTnet leaseline to be installed.
RATES
Business rates are to be paid by the tenant, however due to the size of the suites most tenants will be eligible for Small Business Rate Relief.
VAT
The stated rent will be subject to VAT at the standard rate.
