Before the tenancy starts (payable to Rhapsody Property Consultants 'the Agent'):
Holding Deposit: This is equivalent to no more than 1 week's rent. This is then deducted from 1st Month's rent or Security Deposit.
1st Month's Rent.
Security Deposit: Equivalent to no more than 5 weeks rent for the property.
As well as paying the above, you may also be required to make the following permitted payments during the tenancy (payable to the Agent):
Payment of £48.00 including VAT if you want to change the tenancy agreement (for example if you were to get a pet or change a tenant in the property)
Payment of interest for late rent payment at a rate of 3% above the Bank of England's base rate
Payment for the loss of keys, entry security fobs or security devices: invoices or receipts will be provided as proof of the cost of replacement
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
Payment to cover the Landlords costs of re-letting the property should you want to end the tenancy early, this would depend on if the landlord was in agreement, the term of the Tenancy, the length the Tenancy has run and the rental income but could be up to a maximum of 100% + VAT of the rent
During the tenancy (payable to the provider) if permitted and applicable:
Utilities - gas, electricity, water
Communications - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Other permitted payments:
Payment to cover any invoice for repairs to the property, or appliances, which was due to the tenants misuse or damage under the contractual terms of the Tenancy.
