The Sellers Thoughts -

We’ve loved living at 155 Queens Drive for the last 10 years and it has evolved perfectly from a first flat, sharing with friends into a happy family home.

The high ceilings, wooden floorboards and big windows make it a really fun canvas from an interior design perspective, and as the flat is south facing the garden is a lovely sun trap in the summer and the lounge-diner stills benefits from lots of natural light in the winter. It’s a home for all seasons! We recently discovered that the beneath our current floorboards the whole flat has a parquet flooring which would be a gorgeous addition to the property and an exciting project.

The solid walls of the building mean that sound is really well insulated (which has helped us both in our younger, more sociable years and recently with a vocal toddler!). We’re incredibly lucky with our neighbours in the building who are a great, easy-going and creative bunch; we all get on brilliantly and often host each other for BBQ’s or drinks.

The local area has come on in leaps and bounds recently with great restaurants and cafes opening on Blackstock Road in addition to the long standing delights of mergeuz sausages and freshly baked naan breads, and it’s only set to offer more with the upcoming City North development that will include a cinema and, holy-of-holies, a Waitrose. There are large parks, Finsbury and Clissold, at either end of the road, and the chi-chi hubs of Stoke Newington Church Street and Highbury Barn are just a short stroll away. Finsbury Park is officially the best transport hub in Zone 2 and the multiple transit options are perfect for getting to either the West End, Old Street or the City in a jiffy.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 12, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
