Tenant Fee Information
Prior to moving in:
Tenancy set up fee:
£500 (inclusive of VAT) for a maximum of two tenants
£75 (inclusive of VAT) for each additional tenant
£75 (inclusive of VAT) for each guarantor, if required
This fee includes :
•Production of the tenancy agreement including any individually negotiated clauses
•Compiling, submitting and completing reference reports for submission to your prospective landlord
•Production of the deed of guarantee if applicable
•Obtaining acceptance of your reference reports from the prospective landlord
•Obtaining and verifying all safety certificates and consents are in place prior to move-in date
•Arranging quotes and organising any works required pre-let
•Ensuring all paperwork is complete and in place prior to the move-in? date
•Arranging for the appropriate deposit documentation to be signed
•Taking payment of the move in monies
•Registering the deposit with the DPS and issuing a certificate of registration , where applicable
During your tenancy:
Renewal Fee (tenants share) £150 (inclusive of VAT)
Contract negotiation, amending terms and updating terms and arranging the signing of new tenancy agreement
Breach of Tenancy £50 (inclusive of VAT)
For any letter the Agent, acting reasonably, has to send to the Tenant concerning breaches of the tenancy agreement including late rent payments
End of tenancy:
Future landlord reference fee £30 (inclusive of VAT)
Other fees and charges:
Inventory Fee (tenant share) £95 (no VAT) only payable if landlord requires an inventory
You may be liable for damage to the property at the end of the tenancy if the property is not returned to the landlord in a similar condition as when rented out, any damages can be claimed from your deposit.
Unpaid rent - Interest charged at 3% over the Bank of England base rate per day
Abortive tenancy fee or failure to pass referencing £350 (inclusive of VAT)
