The land is bisected by a minor district road, which leads out of the village towards the directions of Llechryd and Llangoedmor. The main A484 Cardigan – Newcastle Emlyn road is some ¼ mile distant, and the larger village of Llechryd some 1½ miles distant and has filling station with mini market, hall, fish and chip shop, primary school, church and public house. Thee Market Towns of Cardigan and Newcastle Emlyn are some 4 and 7 miles distant and provide for a wider array of facilities.

DIRECTIONS: On leaving Llechryd on the A484, carry on along a straight stretch passing the Water Works Depot. Ignore the next left hand minor junction and go along a further straight stretch of road. On the right hand bend there is a minor left hand junction. Turn here for Llandygwydd, and carry on until you see a small fork on the left hand side. Bear left here (by a small island area of wood) and start climbing up the hill. The main block will be on the left hand side along the initial stretch before you get to a left hand bend. Our ‘For Sale’ boards will be erected on site. The ‘island’ area is also included in the sale.

DESCRIPTION:

Approx. 2¼ acres. The main parcel is a sloping block of mature deciduous woodland with roadside frontage along its Southern aspect and bounding with fields along its Northern end.

The smaller parcel is a level to gently sloping ‘island’ section located alongside the minor road, again with mature trees thereon.
