The property lies alongside a minor road heading off the main A485 Carmarthen – Lampeter road (1/4 mile) towards the rural village of Llanpumsaint (2 ½ miles) signposted for the Skanda Vale Retreat. The villages of Alltwallis and Rhydargaeau are some (1 ¼ and 1 ¾ miles distant) with Alltwalis having a Community Centre and Rhydargaeau with a filling station/mini market. The County and Market town of Carmarthen is some 6 miles distant and has a wider array of facilities including General Hospital, University, Train Station and road connections to the A40, A48 and M4 Motorway.

Directions: On leaving Alltwalis on the A485 towards Carmarthen, take the 2nd Right hand junction which is signposted for Llanpumsaint/Skanda Vale. Go down here and go round the first left hand bend. You will pass a house and hardcore track turning in behind it on the right hand side. The woodland will start shortly afterwards on the right hand side after passing the track. Description: The subject land is semi-elevated from the roadside and is a sloping block of mainly deciduous woodland, amounting to some 1 ½ acres or thereabouts. We note that there are no definitive boundaries on the Eastern and Western aspects, but according to an old plan, the roadside frontage runs for some 355 feet (118 yards) and the Northern aspect for some 300 (100 yards). Depth is some 70 metres. There is one area on the roadside aspect with a gap as such in the hedgerow, where you could access the land. (Any creation of a formal entrance to the land will probably need planning consent).
