Our spacious 70sqm second-floor two double bedroom purpose-built flat in the heart of Parsons Green is available for rent in the new year. This has been our family home for 5 years. Lancaster Court has a strong and active community and residents association, and we have good relations with all our neighbours. We are seeking responsible, professional tenants to live in our property.

The flat has a large-sized living room with access to a balcony that has a built-in fold-away table and chairs. Both bedrooms are good-sized double rooms, one is slightly larger than the other. The larger bedroom has a built-in storage cupboard.

The kitchen has been renovated since these photos were taken, with new worktop, hob and extractor, and tiling throughout. The bathroom and toilet are separate. The toilet has recently been replaced and floor tiles installed.

There is plenty of storage space inside the property, with 3 good-sized cupboards in the hallway, and ceiling storage by the front door.

Parking is available with a parking permit (which must be applied for separately). There is a bike locker shed outside the property for which we have a key. There is fibre optic internet connectivity available either via Community Fibre or Hyperoptic providers. We have a digital intercom system which is access via your mobile device. We also have a smart Hive thermostat installed in the property. We also have a water softner installed from Harvey Water Softners. This removes all limescale from the water making the water soft. This can be turned on or off by the prospective tenant. If it is to be used, salt must be purchased (we can discuss this).

The level of furnishing is to be discussed with the prospective tenant. We are considering to at least leave the sofa and the wardrobes, but this can be discussed.

The flat is most likely available from mid-January but the exact date will need to be confirmed closer to the end of December. We are listing the flat now for those looking to move in the new year.

You will need to be able to pass both credit and reference checks, so please don't apply if you cannot meet this requirement as our landlord's insurance will not allow us to proceed. If you have a guarantor, they will need to pass the same checks. All referencing will be done via OpenRent.
