The Area
The private lower ground floor accommodation is located in a well maintained recently refurbished Victorian Property, modernised, while in keeping with original features. This is a quiet and pretty street 2 minutes from Preston Park station. There are excellent local amenities: Preston Park with its many features and events is about a 5 minute walk, Sainsbury's local is just round the corner (5 minutes' walk) and there are several excellent pubs in the area. The transport communications from here are fabulous whether by rail, by the well-served bus routes just around the corner, or by bicycle, and on foot.

The Property
The property entrance is via the pretty front garden with roses and lavender and a sunken front courtyard, and it has an independent, private entrance. The contractual arrangement is a licence to occupy, not a tenancy, as the Landlord resides in the same building on the floors above.

Financial and Administrative Information
The rent is £1,600 per calendar month, payable monthly in advance on an agreed date by standing order. An additional £300 pcm is payable monthly in advance for all bills: broadband, gas, electricity, and water (subject to reasonable use) council tax, and two hours' cleaning per fortnight (negotiable).
References will be required, and a deposit of one month's rent. The deposit is not protected by a tenancy deposit scheme, it will be held by the Landlord and returned within two weeks after the Lodger vacates, subject to deductions for damage, unpaid rent, or cleaning bills.
A minimum of one month's occupancy is required, and there is a possibility to extend for longer subject to agreement of both parties.
The Lodger is responsible for insuring their personal belongings.

Guests are permitted with prior agreement, and a double futon & bedding are provided in the sitting room. Smoking and pets are not permitted. The Lodger shall allow the Landlord reasonable access for maintenance, inspection, and use of shared areas. The Landlord undertakes to request access with a minimum of 24 hours' notice unless there is an emergency.
