The property will ONLY be sold under Auction contract terms, if a pre-auction offer is made and is acceptable the buyer must exchange the auction contract immediately and pay a 10% non-refundable deposit and the buyers premium. Standard completion timeframe is usually 28 days thereafter.

Once the legal pack is ready this can be supplied via e-mail directly to possible bidders solicitors. Offers will need to be made in writing to avoid any misunderstanding, with proof of FUNDING. Buyers need to be aware of any special conditions within the legal pack involving any sellers legal fees, costs and any auctioneers buyers premium.

Guide prices provide an indication of a seller's minimum expectation. Whilst they are not necessarily figures which a property will sell for and could change at any time prior to auction. Almost every property will be offered subject to a Reserve (the figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure guide price. The guide price may be subject to variation, bidders are therefore advised to check for any variations.
