DIRECTIONS
From the Maudland Square junctions on the B4333 Newcastle Emlyn – Cynwyl Elfed Road, take the turning for Tanglwst, and carry on down for approx. 1½ miles and as coming into Tanglwst, you’ll come to a crossroads. The chapel will be on the right hand side with our ‘For Sale’ board erected on site.
DESCRIPTION
The subject property is small single storey detached stone and slate-built chapel, with adjoining porch on one front corner, and according to the Date Tablet on the front exterior wall, it was erected in 1870 and refurbished in 1954. (This chapel is a ‘daughter’ chapel to the main congregational chapel at Capel Iwan (2½ miles) which continues to meet).
Externally is a small concrete base courtyard with stone wall boundary, and to one side is a small triangular shaped grassed area, with access off to the narrow rear pathway and leads around to the other side. The grassed area was probably larger before, but the former roadside aspect has now been sold/gifted? to the Local Authority for improvement of the visibility splay of the boundary crossroads within the Hamlet.
The building’s front and one side aspect is set back slightly from the district roadways.

Timber Door into Porch with quarry tiled floor, with further timber door leading into Chapel/Meeting Room (23’9 x 16’ internally) with central passage, and timber pews (to seat approx. 70 people maximum) with 2 timber casement windows to each side, small pulpit and space for current vintage foot pump operated Organ. Chipboard floor, probably over earth surface.
We have met with a local planning consultant on site, and his view of having consent for an ‘independent’ dwelling would not be possible, owing to the restriction size of the external plot, unless bought by a bounding property. Therefore, it would then only be available for use for workshop/studio/storage purposes (subject to necessary consents required).
The property is ‘sold as seen’ as regards to any planning consents required, and that an overage (clawback) clause will be placed into the sale contract, whereby should an owner of the property in the 25 years following completion of this proposed sale be successful in obtaining planning consent for a residential/holiday let type unit, then the Chapel Trustees and their successors to the role would be eligible for a 25% share in the uplift in the value of the property from what it will have been sold without planning consent, to what it is with planning at the time of the consent’s approval.
