SITUATION
Little Westcott lies on the eastern flank of Dartmoor on the wooded hillside above the River Teign Gorge. From its elevated site it enjoys views out over the hinterland of the moor. It forms one of 8 houses in the tiny hamlet of Westcott. The nearest village is Dunsford, which has a good community centred around a primary school, church, village hall and other amenities. The nearby town of Moretonhampstead has a well-deserved reputation as being a thriving community with many local amenities and is the gateway to the high moor beyond.

Although sitting amongst some of the most dramatic and restorative landscapes in the South of England, Little Westcott remains accessible to the wider world. Exeter and the M5 is only about 10 miles via the very picturesque B3212.

DESCRIPTION
Little Westcott was originally a smaller cottage that has been extended by the current owner. The charming and quirky accommodation includes two spacious reception rooms, one with an attractive open fireplace and a kitchen/ dining room with doors out to the west facing veranda. Upstairs the woodpanelled principal bedroom is dual aspect with good views and there are three further bedrooms and a family bathroom. A small further room is large enough for a bed but could equally make a quiet reading room or study. The cottage would now benefit from some additional upgrading to fully exploit its wonderful setting.

Outside the simple terraced garden around the house include former vegetable areas and a lawn with ornamental shrubs. They extend below the house to a parking area and large double garage.

The land offers a diverse wildlife habitat of mixed rough grazing broken up by wide margins of broadleaved trees. It has its own access form the lane and enhances the setting and amenity of the cottage.

LOCAL DIRECTIONS (Post Code: TQ13 8SU)
From Exeter take the B3212 Moretonhampstead road. Follow this very scenic route up to the edge of Dartmoor. After about 9 miles having climbed up the side to the River Teign valley through oak woods, turn left up a little lane signposted Westcott. Follow this up for about ½ mile to a junction and turn left again. The entrance to Little Westcott is almost immediately on the left.
