COMMUNAL:
The development includes an elegant residents' lounge (which enjoys a rather wonderful view) and an adjacent kitchen for making tea and coffee, a guest suite, a laundry room, and a lift to all floors. An estate manager keeps an eye on the running of the building.

EXTERNAL:

Courtyard 3.76m x 4.85m (12ft 3in x 15ft 11in)
Technically this forms part of the communal spaces, but as access is only via the door from this flat and steps down, or through a locked gate from the front, this area very much feels private to the flat; flagstone floor, raised beds, shrubs and flowers.

Communal Garden
A lovely walled garden to the rear of the building, with lawn, flower beds, shrubs and trees, plus a patio area which doubles as the summer residents' lounge!

Communal Parking
To the rear; spaces offered on a first come first served basis.

LOCATION:
Situated at the end of Royal York Crescent, Europe's longest Georgian terrace, this flat is set in a very fashionable part of Bristol. To walk into Clifton Village, with its array of boutiques, shops and eateries (not to mention the Clifton Club), I would suggest either exiting the flat via the "fire escape" lockable gate that is only accessible through this flat, or utilising the lift to go up to the first floor, exiting through the main front door, and strolling along the terrace. The latter provides the more level walk. The Portcullis, just around the corner in Wellington Terrace, offers a quiet pint, should you want it, or there's the Avon Gorge Hotel and White Lion bar a little further along. Beyond the Suspension Bridge, there's the very nice 360 cafe in the Observatory, where you can also see the amazing (considering it was created in the early nineteenth century) camera obscura, or walk down to Giant's Cave.
