Features and description

"We’ve been so lucky to live here for the past 20 years. The community here is great, the house itself is an amazing and versatile family home and the location couldn’t have been better for us. We’re surrounded by greenbelt in every direction and yet so close to Bristol City centre. With Stoke park estate opposite, Snuff Mills and Oldbury Court estate behind, Begbrook park (with social club, bowling green, tennis courts, swing park and so on) and Frenchay Common to the right – all just a few minutes walk away - and if you fancy a longer walk, you can take a left and stroll along the river Frome to Eastville park. Our home is directly opposite Grow Wilder, a great community food growing hub associated with Avon Wildlife Trust, and we have an allotment just behind that. If we were staying I’d be tempted to convert the loft, as it’s huge and will have the most amazing views over Stoke park."

Frenchay Park Road is situated between Stapleton and Frenchay. This is a hugely desirable leafy suburb in North East Bristol and boasts easy access to some of Bristol’s most popular nature walks. The Frome Valley WalkWay runs north along the river towards Snuff Mills, the beautiful Oldbury Court Estate and then on to Frenchay. Purdown is just the other side of the M32 and also offers direct access onto the Stoke Park Estate. Stapleton is ideally located for easy access into Central Bristol for major employers around Temple Quay and Bristol Harbourside whilst the M32 will also take you further out of Bristol towards other major employers such as Airbus, Aviva and the Ministry of Defence and the University of the West of England, whilst Aztec West is also within easy reach. Stapleton is also a fantastic spot for young families being located close to desirable schools such as Fairfield High School and Collegiate College. Whilst Stapleton has a lovely quaint feel to it, the easy access to the hustle and bustle of the city means that you benefit from the best of both worlds.

This extensive property has been a well loved family home for many years. The front of the home has a driveway. The entrance to the home is place in the centre so as you enter you have the kitchen and dining area to the left and the first reception room on your right. The first reception room has large bay windows with plenty of natural light and views to the fields across the road. This leads to a second reception room and on to a conservatory that is currently used as a home schooling area. From the conservatory you can access the large garden at the rear of the property. The garden has a pond, paved terrace, chicken coop, a lawn area and shed providing plenty of storage. At the rear of the home next to the conservatory there is another home schooling area and a back door leading through to the large and well-equipped kitchen, utility and dining room. There is also downstairs WC.
Upstairs there are four large bedrooms and a grand family bathroom. There is also a roof terrace overlooking the garden area, a perfect spot for a drink on a sunny afternoon.
There is also has an office or guest suite that is attached to the side of the house. It has its own front entrance, a reception room with extensive built in cabinetry, and a large wet room that has been adapted with disabled access. The upstairs part of this guest house has a double bedroom comprises one of the upstairs bedrooms. The space could be incorporated into the main house or partitioned off to be used as a separate entity.
