A well-presented three bedroom Victorian home with open countryside views.

Description

Cradle Lane is a well-presented three bedroom Victorian cottage offering a blend of character and modern living. The house has been thoughtfully extended and tastefully designed.

Upon entering, the hallway leads through to the open plan sitting room and dining room. A log burner and bay window in the sitting room create a lovely cosy feel and fill the room with natural light, with wooden shutters enhancing privacy. Bespoke cabinetry work provides traditional and stylish storage and display units.

Continuing through is the kitchen/family room, which is arguably the heart of the home. The kitchen is well equipped with integrated appliances including a Rangemaster with induction hob and a breakfast bar. The family room enjoys roof lights and bifolding doors, creating a seamless link to outside. Adjacent to the kitchen is a downstairs cloakroom and utility room.

The first floor comprises the principal bedroom with built-in storage. There are two further bedrooms, both enjoying delightful open views over the surrounding countryside, and a family bathroom.

Outside, the west facing garden is mainly laid to lawn with a terrace area. A garden path leads to the useful office, complete with an electricity supply, perfect for those working from home. Adjoining the office is a shed for storage. To the front is a patioed garden and with shrubs and hedges, creating a secluded and welcoming feel. The property benefits from an EV charging point.

Cradle Lane is in a semi-rural location in Frith End on the southern borders of Alice Holt Forest and just outside the South Downs National Park. These provide excellent walking and countryside opportunities.

Bentley (3.1 miles) and Farnham (6 miles) stations provide rail services to London Waterloo in just under an hour. The M3, A3 and M25 are all within easy reach providing swift access to the national motorway network and Heathrow, Gatwick and Southampton airports.
