Guide price £500,000-£525,000 - A superb two-bedroom ground floor “Abrahams” maisonette for sale, in the Francis Road area of Leyton, with outstanding fixtures and fittings, stylish reception room, large designer kitchen-diner and a private garden. This much sought-after location offers all your amenities and entertainment requirements within easy reach.

Situated in the heart of the Francis Road area of Leyton, this beautifully presented and cleverly refurbished property retains many of its original features inside and out. Through a small, neat front garden, a covered porch leads to the beautifully restored front door and into a bright hallway, which includes white painted original floorboards and useful built-in storage.

The reception room has exceptional original features complemented by dark teal walls which bring warmth and character to the space. A large bay window highlights the sense of grandeur.

The large kitchen-diner has contemporary low profile white base cabinets, topped with high quality contrasting granite worksurfaces with shelving above. Decoration and flooring are predominantly white to highlight the modern theme and there’s room for a dining table. French doors lead out to the side return area of the garden. The rear garden is an exceptional size for this type of property, with a beautifully presented timber workshop.

Bedroom one is a good-sized double room overlooking the side return of the rear garden and bedroom two is a generous single room also looking out to the rear of the property. The stylish, fully tiled bathroom has built-in storage, a WC, pedestal basin and a large bathtub with rainfall shower above and a glazed screen.

The property is situated in the very popular Francis Road area of Leyton, which is renowned for its many small independent shops, cafes, restaurants and pubs in the attractively preserved pedestrianised area located less than five minutes’ walk from the property. Highlights include the Yardarm, the Northcote Arms and the Marmelo Kitchen, with its popular supper clubs. Many other amenities can be found in the immediate area, including supermarkets, retail parks and the many businesses on Leytonstone High Road. The area is served with good transport links, with Leyton Central Line tube station and Leytonstone High Road overground stations both being a 15-minute walk. This is also a perfect location for lovers of outdoor leisure pursuits, with some of London’s best green spaces within easy access, including Hollow Pond, Leyton Flats and Hackney Marshes.

Words from the seller

We’ve loved living at Newport Road and are sad to be moving on. We originally planned to stay for the foreseeable future and renovated with that in mind. We have always used premium fixtures and fittings and never cut corners when working on the house, such as installing the solid brass bullnose doorstep. We have worked hard to maintain all of the house's original period features, including the architrave ceiling in the living room and bedroom, and the original marble fireplace.

It’s a bright, comfortable home with a great sense of space on a school safe road. Wunder underfloor heating runs throughout the kitchen, bathroom, and second bedroom, while the other rooms have period cast iron radiators, all managed by the Wunder Smart Home App. All windows, including the period-style sash windows, are double-glazed and have recently been painted both inside and out.

Both the front and rear gardens have been designed to be low maintenance. The garden is surrounded by tall trees, making it perfect for watching blue tits and parakeets. We love that the rear garden has two seating areas, providing a choice of spaces to relax. The front garden is deep enough for a storage shed, which has been perfect for our bikes, preventing us from having to bring them through the house. The workshop/shed at the bottom of the garden has been invaluable as additional storage for all our ski and camping equipment.

The kitchen is fitted with a Rangemaster gas oven, dishwasher, and washing machine. The bathroom has a powerful rainfall shower and plenty of room for storage of cosmetics and bedding. The master bedroom is great for light sleepers as it's very quiet, and the second bedroom has recently been fitted with a real oak herringbone floor. Most importantly, we’ve had fantastic, friendly neighbours, which has made living here even better!

Live-in local estate agents in Leytonstone and E11 As a husband and wife team with over 50 years’ collective experience in property sales and lettings, we’ve been your local estate agents since the late nineties. In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much. Over the past two decades we’ve grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look. We’re able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone – you just need the right support to help you find it! Whether you’re looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the ‘hubub’, our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we’ll always offer you 100% honest advice. Family Run and Community-Centric There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home. We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital – so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other. We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years. Having rented and bought our own first properties here, we’ve grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather! The real difference at Trading Places is that once our working day is done, we don’t head home to another community – because our home is where our heart is and we wouldn’t want to be anywhere else. Experienced, accredited and award winning While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously. During our time here, we’ve helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community – we’ve even sold many homes several times over, seeing them change through the years. We’re also accredited and registered: The Guild’s member for E11 The Property Ombudsman Propertymark ARLA Propertymark NAEA Safeagent And have won multiple awards too: The Best Estate Agents Guide AllAgents The British Property Awards Three Best Rated Agent Agent Tracker (no longer operating) We think all good relationships start with a friendly chat, so why not get in touch and let us know what you’re looking for – we’re completely confident that our local estate agents can help.
