LOCATION
Brampford Speke is a popular small village within the beautiful River Exe Valley, a few miles to the north of the University and Cathedral City of Exeter. The village has the dual advantages of not being on any busy main roads and in peaceful, rural surroundings, yet within very easy and quick access of Exeter city centre. Within the village is the popular Agricultural Inn, a village primary school and church and an active local community.

COMMUNICATIONS
There is quick, easy access into Exeter, within about 15 minutes’ drive, via the A377 and in Exeter there are railway stations with mainline connections to London (Paddington and Waterloo), access onto the M5 motorway and an international airport.

THE PROPERTY
Pikes Cottage is on the edge of the village, a brief stroll from the popular local pub. From the road, a pedestrian gate in a high brick wall leads onto a terrace running along the south side of the cottage. The front door opens to the entrance hall with cloakroom opposite. To the left the sitting room which is a spacious, but cosy room with a multi fuel stove in the fireplace and three south facing double glazed windows overlooking the garden. The kitchen/dining room is another bright south facing room with Rayburn, fitted wall and base cupboards with wooden worktops, sink and drainer, plumbing for dishwasher. There is a generous dining area with French doors out onto a covered east facing terrace and garden.

From the hall the staircase rises to the passage landing. The principal bedroom 1 and ensuite shower room, overlook the garden at the eastern end of the house. The middle bedroom has a mezzanine sleeping platform.

The gardens all lie in front of the house and principally comprise a level lawn with some small ornamental trees and shrubs. At the end of the garden a timber building provides space for a studio or home office at one end and a garden store at the other.

Running along the front of the house a paved area with shrubs and borders makes additional outdoor seating and dining areas.
