These premium offices have been built to a very high standard, with bespoke furniture in every office giving each space it's own individual look and feel. A communal entrance offers two options - left, into the West Wing; or right, into the East Wing.

The East Wing entrance leads to a shared 'break out' space, with a barista-style coffee machine and bottled water. Offices can be found on both the ground and first floors, with a cardio fitness gym and 2 bespoke meeting 'pods' located on the ground floor.

The West Wing entrance leads to another shared 'break out' space, with modern, well equipped kitchenette facilities including conveyer toaster, panini maker, microwave and tea boiler. Offices can again be found on both ground and first floors, with an impressive meeting room also on the ground floor for complimentary use by tenants/

Externally, there is provision for on site car parking for office tenants.

Accommodation
There are a variety of different office spaces available in both Wings, suitable for between 1-10 staff members, with options available from as little as £450 per month exclusive. A full availability schedule is available upon request.

Terms
The offices are available to let on simple all inclusive lease agreements, for a term of years to be agreed. Pricing available upon request.

We are advised that VAT is applicable on the monthly rent at the prevailing rate.

Deposit
A deposit is payable prior to occupation, equivalent to between one-three months' rental, dependent on the business covenant and terms agreed.

Serviced Offices
The rent is inclusive of: 1GB internet per month, telephone handsets & 500 minutes of calls per month, water rates, HVAC climate control, lighting, electricity, buildings insurance, fire & burglar alarms, buildings & ground maintenance, and maintenance and cleaning of the communal areas.

Tenants have full access to the on site gym, shower facilities & meeting 'pods'. All of the offices come equipped with a Smart 4K TV and a mini-fridge. There is a fresh 'Barista-style' coffee machine for use for all tenants, as well as bottled water, and tenants have full use of the kitchenette facilities in The West Wing.

Energy Performance Certificate (EPC)
We have been advised that the premises fall within class A (20) of the energy performance assessment scale. A full copy of the EPC assessment and recommendation report is available from our office upon request.

VAT
All rents and prices are exclusive of VAT under the Finance Act 1989. Interested parties are advised to consult their professional advisors as to their liabilities, if any, in this direction.
