A COMFORTABLE AND IMMACULATELY MAINTAINED CHARACTER HOME IN THE SOUGHT AFTER TARRANT VALLEY.

Quietly situated in the picturesque and ever popular Tarrant Valley, Church Cottage was extensively restored and cleverly enlarged about 22 years ago and has been immaculately maintained and presented since it was purchased by our client’s family in 2007. The well proportioned accommodation extends to about 2,400 sq/ft and includes a generous dining hall in the middle of the house, a comfortable drawing room with an open fireplace, a study and a large family kitchen/breakfast room with a separate utility room. A conservatory and cloakroom complete the ground floor and upstairs, off a galleried landing, there are 4 double bedrooms and 3 bath/shower rooms, two of which are ensuite. Refurbishment of the cottage was extremely comprehensive and not only was it rewired and replumbed, but the roof structure was completely rebuilt and rethatched, so you have a modern insulated roof space. And surprisingly the cottage is not listed so it also has the benefit of double glazing, which along with modern heating and good insulation make it an easy and efficient home to manage, in one of the best locations in the village.

As with the cottage itself, the garden is beautifully kept and being south facing and enclosed with tall hedges and fences it is in the sun most of the day and very private. The entrance from the lane into the property is via a 5 bar gate which opens out into a wide gravel drive providing plenty of parking and turning space in front of the double garage. Beyond the drive the largest part of the garden rises up a gentle slope behind the cottage where the lawn has a lovely view back towards the church and is surrounded by mature borders and a wonderful primrose bank that is a picture in the early spring. Behind the garage there is a greenhouse and a garden store, and the garage has mains power, double electric doors and generous attic storage.

Church Cottage is nicely situated towards the end of a no through lane leading up to the Church in Tarrant Hinton, a sought after village surrounded by lovely countryside much of which is designated as an Area of Outstanding Natural Beauty (AONB). Although the four Tarrant villages at this end of the valley (Gunville, Hinton, Launceston and Monkton) are rural they are by no means isolated and there is a thriving community in the valley. There is a busy village hall and a rather good wine shop in this village, a farm shop nearby Tarrant Gunville, and a pub (The Langton Arms), another farm shop and butcher down the valley in Tarrant Monkton. Blandford is only a short drive away, where you will find an historic market square and a good range of amenities including an M&S Food Hall and Tesco and Lidl superstores. For a wider range of shops and services Salisbury and Poole are both within about half an hours’ drive.

Communication links from the village are good. Salisbury is the most convenient train station (London Waterloo from 1 hr 45) and the business centres of Bournemouth, Ferndown and Poole are easily commutable. The surrounding countryside provides lots of opportunity for sport and recreation with lovely walking, riding and cycling all around the village, and for water sports and coastal walks it is an easy drive to Poole Harbour, Studland Bay and Dorset’s renowned Jurassic coastline. This area also has a wide selection of popular schools at all levels with local primary and secondary schools in Pimperne and Blandford, grammar schools in Poole and Parkstone. Independent schools nearby include Bryanston, Milton Abbey, Canford and Clayesmore, as well as Sandroyd, Hanford, Castle Court and Dumpton prep schools.

Broadband availability and predicted speed: obtained from Ofcom on May 23, 2024

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 23, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
