The village of Cley was formerly an old 18th Century port and still has many attractive brick and flint cottages alongside grander merchant’s houses.

Today it offers an eclectic range of shops on the doorstop including the Crab Pot Bookshop, Pinkfoot gallery, Cley smokehouse, Made in Cley, and the renowned Picnic Fayre delicatessen.

The village benefits from a wonderful church, two pubs and the well-known Wiveton Hall Café is within walking distance of the village.

Holt is also home to Gresham’s pre-prep, prep, and senior schools, founded in 1555.

Entering through the front door, you arrive in a spacious hallway with wooden flooring and a beamed ceiling. To the right is a large light filled kitchen, with space for a dining table. French doors lead into the garden. The kitchen is fitted with a range of shaker style units with wooden worktops. Integrated appliances include a Neff electric oven, Hotpoint hob, Zanussi fridge/freezer and a ½ size Bosch dishwasher. Wooden flooring and old beams run throughout. At one end of the kitchen there is a log burner and room for 2 comfy armchairs. The perfect spot to warm up after a walk or a dip in the sea.

To the other side of the hall is the sitting room, it is full of character with good ceiling heights, and painted tongue and groove walls. A Jotul wood burning stove is located within a pretty bricked fireplace. This room has south facing windows and wooden floorboards.

Beyond the sitting room is a downstairs double bedroom, this dual aspect room has a door leading to the front garden, wooden flooring and a large storage cupboard. This room could also be configured as an additional reception room or home office.

From the front hall, painted wooden stairs lead to the first floor, where there are 2 further double bedrooms. The main room is at the east end of the house, and it is from here that you get views over the marshes. The further double room has a southerly aspect. The family bathroom offers has great views towards the marshes and is fitted with a roll top bath with an overhead shower and a shower mixer, the rest of the bathroom has white sanitary ware, and half height white metro tiling.

To the front of the property is a gravelled area with space to park a car. To the rear of the property is a gravel garden, it is ideal for sheltered dining and barbequing.
