An intriguing property, having been occupied continuously by three generations of the same family since 1896. Believed to have originally been built circa 1850 - 1860 as a much smaller cottage with an adjoining workshop, quite possibly as a tied cottage for the use of the Claygate Brickfields Manager and then from 1896 as a Blacksmith’s forge, used often at the time for shoeing Lord Foley’s horses. The last occupying family members, having previously been tenants for some 60 years, bought the Forge in April 1957 and effectively doubled the size of it in 1961.

‘The Forge’ is a really quite unique detached home with gardens to two sides and provides a perfect platform for the next generation of owners to put their own stamp on it. It needs updating throughout but is also perfectly ‘liveable’ for the time being. The existing accommodation is simply arranged across two floors with a spacious entrance hall, sitting room, dining room, study and kitchen with four bedrooms (3 doubles), a family bathroom and a generous landing completing the picture. Externally, there are enclosed gardens on two sides with an expanse of lawn, a sunny patio area, and an adjacent garage with a driveway.

‘The Forge’ is ideally located on Common Road, with transport links on the road and the nearest train station less than a mile away. This provides useful links to neighbouring villages and towns and a convenient commute to London in around 30 minutes. Claygate is situated in a convenient location for the A3 and M25, as well as popular state and private schools. For those wishing to seek green spaces, Claygate is fortunate to have Telegraph Hill on its doorstep, as well as nearby public heaths and woodland areas.

NEW NAME. SAME COMMITMENT In 2021, my sister Claire and I took over the business that our father established in 2002. Since then, we’ve been on an incredible journey – and one that culminated in 2023 with a rebrand that saw us change from Grosvenor Billinghurst to Grosvenor . However, our new name quickly caught the attention of an asset management company, with a similar name, and we entered into legal discussions. Of course, being faced with this predicament so soon after launching a new identity was initially a blow; we had invested a lot of time, money and energy into the rebrand. But after really reflecting on the name Grosvenor in the context of the direction the business is now heading in, this new problem became an exciting opportunity. Firstly, Grosvenor was simply a name chosen by our father many years ago. It had no real bearing on who we are as a business today. Nor did it have any direct links back to Claire and I as owners. Furthermore, as a second-generation family business, it’s our name that is, as they say, above the door. And it’s our name that’s important when it comes to driving the business forwards – not Grosvenor. So, whilst the decision to change our name for a second time in 12 months was initiated by external factors, we’re glad that it’s happened. Now, the values that form the foundation of the business are no longer ascribed to Grosvenor , but to Davies Property Partners – our new (and final) name. With our family name now at the centre of the business and this newfound opportunity to celebrate our roots, we feel more invigorated than ever. As a family-owned and managed business that’s started a brand-new chapter, we now look forward to continuing our journey and being part of yours as you embark on your next chapter – either as a seller, buyer, landlord or tenant. Broadband availability and predicted speed: obtained from Ofcom on June 22, 2022

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 22, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
