FOR SALE BY AUCTION - -Lot 22 - Character Farmhouse for Owner Occupation/Investment
ONLINE AUCTION from 18th JUNE-20th JUNE

Looking for that rural idyll? Wanting to escape the tedium of modern life and step back in time?

Ty Coch could be your answer, your own off-grid retreat, situated at the head of a valley with spectacular views out over the Mid Wales countryside. Accompanying the property, which dates from the 1700's, is a large paddock situated to the rear of the property. The property has been sympathetically restored and modernised, maintaining the character of the building while bringing it into the modern era.

Ty Coch enjoys all the benefits of modern life for both the heating and electrical systems even though it is fully off grid and not connected to any mains services. The services have been designed to have lots of spare capacity, so that they will always be able to heat and power the house, even in deepest Winter.

Heating
The heating system is based around a large thermal store which acts as a battery for the heat. The main source of heat for this is the back burner on the large wood burning stove in the living room. This takes heat from the fire and then stores it in the thermal store. There is also an LPG gas boiler which heats the thermal store when the fire has not been burning.
The thermal store feeds both the radiators around the house and the domestic hot water.

Electrics
The professionally installed electrical system for the house is fed by a large 5.4kWp (18 x 300W) solar array mounted on the rear roof of the barn. These solar panels feed into a Victron solar charger and inverter which charges the large battery bank (8 x Victron AGM Batteries and provides a steady supply of power for the. Victron equipment is excellent quality and the whole system has been very reliable. In order to ensure that there is always a reliable supply of electricity there is also a large Hyundai diesel generator installed which can be auto started by the Victron equipment if the batteries get low (e.g. if there is snow blocking the panels).

Water
The Water is collected from a spring up on common land above the property to the South East. This catchment feeds a fenced-in tank about 150 metres above the house. A modern sealed water tank has recently been installed and a new pipe laid from the tank on the hill to the house. Water can be pumped through as needed into a large 1000L storage tank in the plant room in the barn. The water goes through a filter prior to entering this tank to remove particles. Water is then pumped through to the house when a tap is turned on and there is an additional Ultraviolet water filter installed to treat the water in line with water authority requirements. Hot water is heated via the thermal store.

Nearby is the attractive small market town of Builth Wells, home of the Royal Welsh Show, just up the road is the spa town of Llandrindod Wells, with its lake and Park and a few miles north are the stunning Elan Valley reservoirs and the lovely town of Rhayader with its many pubs and restaurants, while a further car journey of an hour takes you to the seaside university town of Aberystwyth.
