Property description & features

  • Tenure: Freehold
  • Wonderful quiet location
  • Scope to extend - subject to consents
  • Delightful garden with views
  • Stone outbuilding
  • Garden and Paddock - in all about 3.9 acres
Dating from 1570 and extended in 1680, Coombe Cottage is Listed Grade II and has dressed green sandstone elevations under a thatched roof and stands in gardens and grounds of approximately 3.9 acres. The accommodation is deceptively spacious and sensibly configured with nicely proportioned dining and sitting rooms, both with impressive inglenook fireplaces. The cottage has many attributes worthy of mention; flagstone flooring in the hall and dining room, quarry tile flooring in the kitchen, window seats in the sitting room, kitchen and dining room, and attractive plank and muntin. Coombe Cottage has been sympathetically restored in recent years and has an electric AGA and a well fitted kitchen. Subject to the usual planning consents, the property could be extended to increase the scope of the accommodation; at first floor level there are two large double bedrooms and a single bedroom. The principal bedroom currently has an ensuite WC but would have room for the installation of a shower (subject to consent) if required.

Adjoining the drive, there is a useful modern green sandstone outbuilding built approximately 15 years ago which could (subject to planning) provide additional ancillary accommodation.

The property is approached off the lane via a timber five bar gate onto a gravelled car parking area, alongside the modern stone outbuilding. The gardens are a real delight and provide a delightful backdrop to Coombe Cottage. At the front there is an area of lawn with a variety of flowering shrubs, including a magnolia and a beech tree. Behind the outbuilding, steps lead to a central path flanked on one side by beech hedging with a grassed area with soft fruit trees including medlar, cherry, pears and crab apple. On the other side steps lead to a terraced garden with box hedging and a mature field maple and from where there are spectacular views over the valley. To the rear there is a flat lawned area with rose borders flanked by laurel hedging. The garden to the side of the property is laid to lawn interspersed by mature trees and a variety of colourful flower and shrub borders including peonies and lilies. A gate leads through laurel hedging to the lower garden with mature conifer trees and a stream with a bridge over and separately fenced compost area.

THE LAND
There is vehicular access off the lane through a five-bar timber gate providing access to the level fenced paddock. In all the gardens and grounds extend to approximately 3.9 acres.

Situated in the Cranborne Chase Area of Outstanding Natural Beauty, Coombe Cottage is accessed off a no-through lane. Ludwell with a butcher, pub and excellent village stores and post office, is within a mile and a half, while the Donheads, (St Andrew and St Mary) are within 2 miles with active communities, many clubs and societies, churches and The Foresters Pub. Otherwise for everyday needs, the Saxon hilltop market town of Shaftesbury has a good range of shops, a boutique hotel, Tesco and Lidl supermarkets, a weekly local market, churches, a health centre, dentists, a small hospital, veterinary surgeries, a library, arts centre and small cinema. For more sophisticated shopping and recreational facilities there is the Cathedral city of Salisbury to the east and Bath to the north west. Nearby Tisbury has a mainline railway station with services to London Waterloo, and the A303, approximately 10 miles to the north, gives access to the south west and London via the M3.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
