34.33 acres (13.89 ha) of pasture and arable land to be offered in two lots (Lot 1: 4.91 acres and Lot 2: 29.42 acres) for sale by public auction (subject to prior sale, reserve and conditions) at 6:30pm on Tuesday 18th June 2024 at The View, Hill Farm Marina, Stratford Road, Wootton Wawen, Warwickshire, B95 6DE.

Introduction - The pastureland, which extends to approximately 4.91 acres (1.99 ha) of old established permanent pasture has long brook frontage, bounded in the main by well-defined boundaries, the majority of which are backed by woven sheep wire fencing. The sward is old established permanent pasture with a large variety of flora and fauna and has been designated as a 'Site of Special Scientific Interest' suitable for livestock grazing and/or countryside conservation. There is great scope for the wildlife conservationist to further enhance the land and create a diverse wildlife habitat and nature reserve.

The arable land, which extends to some 29.42 acres (11.91 ha) is currently fallow, it has good long road frontage and is laid in three main enclosures, partly bounded by mature hawthorn hedging with a number of mature hedgerow trees. The land is capable of growing heaving combinable crops, but could easily be laid to grass for livestock/equestrian use or (STPP if required) other alternative uses, in conjunction with the adjoining SSSI, perhaps natural capital, tree planting, etc.

The land is well located, some 2 miles north west of Pershore, 6 miles south east of Worcester, with easy access to the M5 motorway via J7. There is easy access via the latter motorway to the Birmingham conurbation, whilst further afield the towns of Stratford upon Avon, Evesham and Tewkesbury are within easy driving distance.

The reserve can be expected to be set within the guide range or not more than 10% above a single figure guide. (RICS Common Auction Conditions 7th Edition).
