Property description & features

  • Tenure: Freehold
"We've truly loved our light, bright and airy home, which we've filled with music, food and friends over the years. Our garden is a real suntrap in spring and summer, and for the winter months the woodburning stove keeps us cosy warm. We're so lucky to be a stones throw away from all the jewels of Easton, including Sweetmart, Thali, No. 12 café, the Garden of Easton, the Greenbank pub, NOW yoga studio, impossible to list them all! Stapleton Road train station is also really handy for zipping round Bristol or getting to Parkway/Temple Meads for travels further afield, and otherwise we tend to travel on two wheels and have a handy secure bike shed out front."

Church Street is a quiet residential road on the borders of Easton and Greenbank. Residents of this area are extremely complimentary about this particular neighbourhood and local community. There are several great independent shops and cafes on its doorstep, with The Bristol Sweet Mart only just around the corner. The road is just minutes from both St Marks Road and Greenbank Road, both home to some of the most well visited establishments in the area, such as Este’s Kitchen, The Greenbank Pub and The Garden of Easton. This is an area just a short walk from the expansive Eastville Park and the extensive Frome Valley Walkway which leads up to Frenchay through Snuff Mills. There are also lots of smaller local green spaces nearby such as Greenbank Cemetery and Bellevue Road Park a stones throw away. The area benefits from its proximity to Bristol City Centre, two local train stations and the M32, making it very accessible to commuters. Families occupy many of the houses in this area, with many still looking to move to the area due to the recent success of the nearby Whitehall Primary and Bannerman Road Primary.

An incredible and charming Victorian terraced home with the interior to match, displaying a meticulously designed kitchen/diner extension and sumptuous sunny west facing garden. The interior has been tastefully implemented, with neutrally balanced tones contrasting well with the period features. Beginning with a traditional hallway, you move through to the middle reception room, with stripped wooden floorboards underfoot, running through the entirety of the ground floor. From the bay window in the living room, to the patio doors at the end of the extension, the space is completely opened, which significantly maximises the light exposure and creates a welcoming atmosphere. Within the living room, is a wood burner, nestled within the chimney breast, and moving to the kitchen, the skylight immediately catches your eye, with a bespoke kitchen suite adjacent. The garden consists of a large patio area which is of low maintenance and is extremely private due to the historic building sitting behind the plot. A variety of shrubbery, flowerbeds and trees surround the perimeter, creating a tranquil setting. Moving to the first floor, the style and charm is virtually mirrored to the floor below. You find two equally sized double bedrooms, sitting at the front and back of the property, plus an eye-catching bathroom suite, with bath over shower and skylight. The home is then completed by the second and final flooring, housing the main bedroom. The property was initially built with the loft converted, and is not an addition, therefore meets all requirements to be officially classed as a bedroom. The large velux window offers pleasant views to the rear, and the eaves provided masses amounts of storage space.

Broadband availability and predicted speed: obtained from Ofcom on January 1, 2024

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 1, 2024

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 7, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
