Q. How many consecutive weeks can I stay in my lodge as an owner?
The park is open 50 consecutive weeks from 29th January each year, with unrestricted use during that time. The park is completely closed for two weeks between 15th to 28th January inclusive.

Q. Can I still get into my lodge when the park closes in January for two weeks?
Yes, a daily maintenance visit between 9 am and 5 pm is permitted. The lodge park is then secured with a closed gate from 10 pm to 6 am every night during this closure period.

Q. What annual fees am I liable for?
Ground rent : due from 1st November, paid on a quarterly basis. The current rate is £4,289.29 + VAT per annum (subject to annual review). Yes, at both The Warren and Bunsay Golf Clubs, subject to local t&c’s and availability.

Q. Who built the park home?
Lodge 25 was built by Tingdene, and is their Woodland model 45 ft x 20 ft (13.7m x 6.1m) manufactured in 2011<br />

Q. Can I receive royal mail deliveries at the park home?
Royal Mail do not deliver to the estate. All other delivery services such as Amazon, DPD, Ocado etc all deliver to the park homes.

Q. What happens to rubbish from the lodges?
Lodge owners can drop their waste bags into the communal bins located on the entrance road near the gym.

Q. Can I walk my dog on the park?
Yes. The dog must be kept on a lead while in the park.<br />

Q. How is the sale process different from buying a normal house?
You will be buying the park home, but not the pitch (plot 25). The pitch remains in the ownership of the site owner who is responsible for maintaining and managing the site.<br /><br />You will pay a pitch fee for the occupation of the pitch and you will be charged separately for water, gas and electricity which the site owner supplies directly to your home. <br />This arrangement is governed by the Pitch Licence Agreement.<br /><br />Your pitch agreement will be protected by the Mobile Homes Act 1983, which regulates the contract between you and the site owner and sets out the parties respective rights and obligations.<br /><br />The site has a set of rules that you must comply with.<br /><br />Because you are buying the home from an existing resident, the site owner will be entitled to 5% commission of the sale price.
