We have called this flat home for over 16 years and if it wasn’t for a job relocation we would happily live here for 16 more! You can’t help but love the huge wow-factor lounge with it’s high ceilings and gorgeous original features which are flooded in morning sunlight and the perfect place to have coffee and watch the world go by. To follow the sunshine move to the back of the flat during the afternoon and evening. The decked terrace, overlooking the south-westerly facing garden is an amazing sun trap and isn’t overlooked. We spend most of our evenings, eating, drinking and entertaining in this lovely private space.

The flat is an oasis of quiet and calm with many different private areas to work from, essential if you work from home as we both do. Whether it be the double-glazed lounge, the basement studio, the back bedroom or back garden all have great Wifi coverage which means you can switch up your workspace during the day and work from different places. The basement is a rare surprise and has doubled as an additional bedroom, or more recently as an office, meditation room and podcast studio. It’s an amazingly peaceful space that is great for focus and creativity.

We regularly travel with work, and the flat has great transport links and is within walking distance to a couple of stations with trains into the city taking only 12 minutes from Norwood Junction or 20 minutes from Crystal Palace. If you don’t fancy walking the buses stop right outside the house and take just a few minutes. But why even go into the city when you have Crystal Palace within a few minutes walk where you can enjoy all the thriving independent shops, pubs, cafes and Everyman cinema.

Finally, there are the green open spaces, wonderful parks and mature trees that really make this area beautiful and unique. Having a dog, it’s great to know that there are more than 6 beautiful green spaces within easy walking distance of the house, meaning every walk can be different.

We will really miss this place, and the lovely friendly neighbours. The next owner is truly lucky and I know they will be as happy here as we have been.
