Nearby lies the historic town of Market Harborough with a greater range of everyday facilities including banks, supermarkets, commercial centre, theatre and leisure centre. Further to the north lies the city of Leicester with a highly comprehensive range of commercial and leisure facilities. Neighbouring towns include Rugby, Kettering and Northampton. The area offers many sought after preparatory schools, with Maidwell and Spratton nearby, primary education is available at Welford, Naseby and Clipston. Secondary is at Guilsborough, Rugby, Northampton, Leicester, Oundle, Uppingham and Oakham.

The Property
Set within secluded grounds in some of the area’s most beautiful surroundings, Lowe Farm is an exceptional and unique country house, built of local ironstone with Bathstone dressings under a Cambrian slate roof. Constructed in 2005, the current owners together with well-regarded Architect Charles Morris, have created a truly exceptional family home.

Accessed from Clipston Road, and hidden from the roadside, the driveway to the house meanders from the main gateway up through re-wilded parkland and manicured grounds until reaching the large, gravelled driveway with ample parking and garaging.

The handsome façade is immediately recognisable as Lutyens ‘Arts & Crafts’ style architecture, arranged over two storeys with beautiful classical symmetry with a square central block with a portico framed by chimney pilasters and a charming, cloistered brick entrance to a side door.

The house is exceptionally well laid out to provide excellent entertaining space. On entering the spacious reception hall, the house emulates an original Georgian country retreat. The proportions are superb, with tall ceilings, limestone floor, ornate cornice work, open fire, and an attractive open English oak staircase leading to the first floor. A snug is discreetly positioned by the stairs, with a small open fire and banquette seating creating an inviting reading nook. The vault - black passage with its barrelled ceiling and slate and limestone geometric patterned floor connects the majority of the principal entertaining rooms, with the drawing room a particularly appealing dual-aspect room with centrepiece fireplace, aged oak floors, with large sash windows, all fitted with traditional wooden shutters, overlooking the gardens. A central partially glazed doorway accesses the south terrace.

The dining room is adjacent and enjoys similarly impressive proportions as well as a centrepiece fireplace and wonderful views of the garden. The attention to detail in these rooms is highly impressive with replica period detailing such as elaborate plasterwork, deep skirtings, and ironstone columns with their beautiful marbling.

To the end of the hallway is the beautiful kitchen with bespoke shaker-style cabinetry, central island, and a commercial range cooker. There is plenty of dining and seating space with a bay window nestled in front of the southern terrace. The kitchen has been skilfully lit by London based lighting specialist John Cullen, creating a subtle ambience. A useful boot room is accessible from the kitchen with further built-in units including boots storage, butler sink and built in gun cabinet. A pantry cupboard is located close by the kitchen. Modern appliances in the kitchen include space for a double fridge/ freezer, Miele steam oven and plate warmer and an integrated dishwasher. Double doors lead from the kitchen into a cosy sitting room, the centrepiece of the family space in the house, with wood floor with inlay detail, vaulted ceiling with exposed beams and kingpost trusses, open fire and double doors opening on to a small terrace with far reaching views to the east.

The sitting room connects to the games/ billiard room, another large room perfect for day-to-day living and entertaining, both rooms with garden access. Further to the ground floor is a study which enjoys views over the herb garden including built in cabinetry and an open fire.

The delightful library with doors opening to the south terrace connects cleverly via a hidden jib door to guest accommodation which comprises a large double bedroom, with ensuite bathroom, and a single bedroom, all of which can be independently accessed from the north elevation into a small entrance hall featuring herringbone brick flooring. Further to the ground floor is a useful utility room and guest cloakroom.

The first-floor accommodation is arranged around an open landing which surrounds the beautiful staircase with the focal point a large floor to ceiling height window framing views over the parterre and provides five bedrooms and three bath/shower rooms.

The principal bedroom is light and spacious with an en suite bathroom appointed with a bath with marble surround, separate shower enclosure, twin wash hand basins and built-in wardrobes leading to a dressing area. Four further bedrooms share two family bathrooms both stylishly appointed. All bedrooms enjoy wonderful views of the garden as well.

Outside
Lowe Farm sits in grounds of about 25 acres. The hilltop setting provides a variety of lovely areas to enjoy the garden and some of the superb views of the area. The gardens have been thoughtfully designed and landscaped by the current owners, each area having its own charm. To the north elevation and to each side of the portico, box partare are infilled with topiary, sage, lavender, and bay. Pea gravelled pathways meander towards the west elevation and approach the exquisite parterre stepping down to four lawns. From here the outbuildings can be accessed as can the sheltered kitchen garden.

The leisure and outdoor entertaining facilities at Lowe Farm are excellent and include an all-weather tennis court enclosed by tall yew hedging, a heated swimming pool set within a walled enclosure with clipped hedging, and an oak pergola covered seating area with sun terraces. The pool changing rooms are set close by with a well-appointed gym opposite. The sunken veranda terrace offers a unique covered outdoor dining area with open fire and views towards the southern lawns and adjoining pool area.

The southerly facing rear garden enjoys large flag terraces which connect to the majority of the reception rooms. Well-manicured borders are a main feature, and double gates give access to the parkland and double lime avenue beyond.

The significant parkland including a pond, wraps around the house and formal grounds, and includes a wide selection of maturing trees. Since 2021, much of the parkland has undergone a programme of re-wilding.

The property can be accessed via two driveway entrances from Clipston Road both leading to the large, gravelled parking area with access to garaging, outbuildings, stabling and a detached office.

Additional land is available by separate negotiation, further information is available from the selling agents.
